One of the pearls of the company`s projects is the Delta District in New Belgrade. It is an exclusive concept with premium service. What does this mean for future tenants and users?

- The Delta District project will be placed in the most attractive part of the business center in New Belgrade and will include a five-star hotel, a modern office building and a residential area connected to the hotel. This connection will give apartment owners access to the world-class amenities of the InterContinental Hotel. Impressive architecture and high-quality construction will make Delta District the heart of Block 20, making it authentic and recognizable.

The project will provide tenants with a superior level of service and amenities, while maintaining maximum privacy and security. A private park, as well as a wide selection of restaurants and cafes, will be at their disposal. Facilities such as a tucked-away piazza, a private cinema hall exclusively for tenants, modern gyms, a Zen garden, a kindergarten and an area for the youngest, will create an environment in which tenants will be able to enjoy the highest standard of living.

This will be our first mixed-use project that will have built-in geothermal probes and solar panels integrated into the facade. In this way, we are raising the level of sustainability and functionality of this project. The Delta District will, without a doubt, become a reference point for luxury living and business in the region, setting new standards in real estate development


The big news is the return of the prestigious InterContinental brand to Serbia. How will this strengthen Belgrade`s position in the region, as we speak about hotel business? What are your expectations?

- The InterContinental brand has been missing in our city and we are very proud to bring it back to our market after 20 years, and even before EXPO 2027. As the most modern and most luxurious hotel of this brand at the time of its opening, it will set new standards of luxury and be the jewel of the tourist offer. With 203 rooms, a panoramic pool and numerous additional amenities, the hotel will provide a unique experience to its guests. We expect that, as a five-star hotel, it will shine not only during the EXPO 2027 event, but also long after, attracting guests with a high standard of service.


You don`t stop when it comes to investments, so the Delta Iron project - a modern business center - is returning to Novi Sad. What kind of value will this project bring to the second largest city in our country?

- The Delta Iron project reflects our commitment to green and sustainable construction, creating a self-sustaining ecosystem that will significantly enrich the offer and provide Novi Sad with a modern business center. This complex will provide a modern space adapted to the needs of the users, encouraging a productive and inspiring working atmosphere. The green atrium, placed in the center of the Delta Iron business complex, is designed as a multifunctional space divided into three key units: education, communication and relaxation. These zones offer users the opportunity to connect, exchange ideas, educate and relax in a pleasant, natural environment. The atrium offers flexibility and can be transformed into a space for hosting various events, promotion and exhibitions. The idea is to become an exhibition space with a permanent display of works by artists from Novi Sad and the wider region, which will enrich the cultural aspect of the business environment.

Delta IronDelta Iron

Delta Iron will be one of our greenest facilities, powered by a solar power plant and will become a rare commercial facility with embedded geothermal probes. It will be built on an area of 46,000 m² and will have over 500 parking spaces, surrounded by green areas with tree-lined streets. Canopies for bicycles and motorbikes will have solar panels. At the foot of the building, there will be a variety of shops that will provide users with all the facilities they need for an efficient working environment. During the construction, the most modern techniques and practices will be implemented, which will transform a part of Novi Sad into the modern business center that this city deserves.


Over the past 20 years, you have successfully avoided repeating the same projects, methods and ways of working. You are dedicated to innovative technological solutions, and they were also applied at the construction site of the Sava Center. Is continuous monitoring of innovation demanding and how does it affect the company`s growth?

- We strive to be a company that introduces innovations to the market, and the market recognizes our efforts. However, the introduction of innovations is not the goal itself, our real ambition lies in the continuous improvement of all processes, from design to construction. We strive to facilitate and speed up processes, behave responsibly with resources and shorten project implementation deadlines. Smart design allows us to make every project better, with the aim of making buildings environmentally sustainable and providing significant savings in electricity consumption. We have gone the furthest in applying the latest technologies, which allow us to measure various parameters, because only what we measure we can control.

During the reconstruction of the Sava Center, the technological innovation Memory Steel was applied for the first time on our market. We have created the Immersive Hall, a unique space with 360-degree digital content displayed on all walls of the hall. This technology creates a dynamic and interactive atmosphere, allowing each visitor to become a part of the stories presented and experience them in a completely new way. Sava Center now also has a winter garden, a unique space with a green wall with 5,000 plants, which creates a feeling of a natural oasis in the heart of the facility and contributes to a pleasant ambience.

We will continue to innovate in our future projects as well. Within the Delta District, we will integrate solar panels into the facade of the building. Also, the unique sky pool will be a real attraction in our market, providing a spectacular view and an exceptional experience for visitors. Our objective is to set new standards in architecture, combining functionality and sustainability.

In its projects, the company respects the world`s highest green building standards, so every project of yours is certified. How challenging is it to meet the set standards and why do you not give up on them?

- We are extremely proud of projects that respect the highest global standards of green construction, such as the Sava Center, which successfully passed the EU Taxonomy criteria and BREEAM analysis and will become one of the few congress centers with a green certificate. Sustainable construction requires specialized materials, technologies and adequate training of all participants in the project, but it brings long-term benefits, such as reducing operating costs and increasing the value of real estate. This practice is key to our strategy and strengthening our reputation as a market leader, attracting clients and partners who share our values.

As a socially responsible company, we are committed to environmental protection and reducing CO2 emissions. Our future projects, Delta District, Delta Iron and Delta Land, will use renewable energy sources, such as geothermal probes and solar power plants, which will allow them to be sustainable in the long term. Each of these facilities will be certified with one, and some even with two certificates, thus confirming our commitment to environmental sustainability and energy efficiency.
