Aleksandar Group, which has been operating on the Serbian market for three decades and has so far built around 500,000 m2 of residential and commercial space in the area of Novi Sad and Belgrade, has begun the
second phase of construction of the residential and commercial complex The One, storeys from 3W+F+9 to a maximum of 3W+F+19+F, at the corner of Omladinskih brigada and Đorđe Stanojević streets in Block 64 in New Belgrade.
The facility is located in an exceptional location and is in the immediate vicinity of various business centers, such as Airport City, Delta City, West 65 and others, which makes the daily life of the tenants much easier, because everything needed is nearby.
The complex The One was created with the idea of providing its users with a complete experience and offering a high quality of housing. The building was designed with the intention of creating a pleasant, comfortable and high-quality environment rounded into a unique whole in two construction phases.
The cadastral plot in question has an area of 19,017 square meters and a residential-business complex of 2F+D+5+Ps floors was built on it as part of the first phase, consisting of lamellas A, B, C, D, E, F, G, H, I, J, K, L, M and business lamellae 1.
The completed first phase represents the complete harmony of residential and business spaces, and the second phase of construction complements and completes the story that has been started. The total gross construction area of Phase 2 is 54,362.41 m², of which 37,279.72 m² is above ground.
Phase 2 consists of four lamellas N, O, P and R, residential and commercial purposes, which together with the already built complex within the first phase make a total of 18 lamellas.
Lamellas N, P and R are 3Po+P+9, and lamella O is 3Po+P+19+Ps.
Faza 2 sastoji se od četiri lamele N, O, P i R, stambeno-poslovne namene, koje zajedno sa već izgrađenim kompleksom u okviru prve faze čine ukupno 18 lamela. Lamele N, P i R su spratnosti 3W+F+9 , a lamela O je spratnosti 3W+F+19+F.
A total of 314 apartments, eight shops and six business premises were designed within the Phase 2 facility, and parking is provided within three underground floors with 365 parking spaces, while the total capacity of garage spaces in the underground part of both phases of construction is a total of 900 parking spaces. It is also planned to install a charging station for electric vehicles within the Phase 2 common underground garage.
The main purpose of the building is housing, while shops are represented on the ground floor of all lamellas, and business on the first, second and third floors of lamella O.
Lamela O, with its 20 floors, rightly bears the name The One TOWER, and in addition to the spectacular view of New Belgrade, it is also distinguished by the most modern materialization of first-class quality, renowned brands and modern design.
Phase 2 of The One facility was designed in the spirit of contemporary architecture, where special attention was paid to the integration of the planned facility with the built facility of Phase 1.
