House and lot at the price of a flat – March to see construction of exclusive neighborhood Sun Hill in Sumarice near Kragujevac
Enjoying one’s own house and well-maintained yard is a dream of many people. In order to make a wish of many citizens come true, Studioarh-IN designed Sun Hill complex similar to American neighborhoods. It is a residential complex in Sumarice, in the suburb of Kragujevac where the construction of 30 individual residential facilities is planned. The settlement will be fenced and the entrance is planned through two gates with an access code known only to owners of houses.
As the investor announces, the first stage of the construction of 10 houses in the settlement is planned to start in March this year.
- The idea originated in 2005. We bought the lot in 2007 but we have thought we do not have the market for this kind of the project. Since the real estate market in Kragujevac is changing, a demand for real estate for renting is decreasing while real estate for one’s own needs are on the increase. We believe that the market is now ready for this kind of a settlement. We have been preparing necessary documentation for a year now – an architect, Stefan Stepanović, director of Studioarh-IN says for eKapija.
According to the project of Studioarh-IN, there are two models of type houses – a smaller than 70 m2 and bigger than 95 m2. Both houses are design to meet the needs of a four-member family.
- A smaller house can completely satisfy the needs of a two-member family with grown up kids who do not live with parents and whose children and grandchildren come to visit for weekends, etc. The idea is that people can sell a flat in a town and buy a house outside the town and fulfill their needs. This house has two bedrooms and one auxiliary study which can be a guest room – Stepanovic explains.
Apart from that, a construction of bigger house which is not type –like is planned. It was planned on lots of 6a and it was planned to have three bedrooms, a bathroom, a toilet, a dining room and a living room.
- The plan is that these houses have 170 m2 or more. These houses would be designed in line with investor’s request and needs. The only condition is that these houses should visually and aesthetically fit into the rest of the settlement. Since we are a designing company as well, the condition is to participate in the designing process as well – our collocutor mentions.
The type of the heating a buyer opts for will affect energy efficiency of a house. The initial price and equipment refers to houses isolated with styropore with 10 cm on the walls and 15 cm stone wool over the ceiling.
- It is possible to reach A grade of energy efficiency but it affects the house price which will depend on a buyer.
The investor promotes this settlement as the place where a house and a lot are available at the price of a flat.
- This implies that the price of a small type house with 3a of lot totals EUR 54.000, VAT excluded. We believe it is possible to sell a flat of 60 m2 at the center of the city and buy a house. As for now, we have been pleasantly surprised with the reaction and the interest of potential buyers. We already have a couple of pre-contracts with potential buyers. The company policy is that we do not sell real estate before the construction starts so we will implement obligations from the contract and confirm them when the construction starts –Stepanovic points out.
The construction is planned in three stages but if demand is big, settlement will be built in two stages, i.e. there will be ten houses in the first one and 20 in the second one.
As we have been told at Studioarh-IN, they say they cooperate with almost all “healthy” firms in the area of Kragujevac.
