Boutiques, market and offices of public companies under one roof – A construction of commercial and business center in Novi Pazar totaling EUR 16 mil underway

At the location of Novi Pazar market, near the city center, a city market with a business center in order to meet most strict architectural and construction criteria could soon be built. As representatives in the City Administration of Novi Pazar claim, it would be very profitable.

Since it is a serious investment of some EUR 16 mil, the City of Novi Pazar is looking for a strategic partner so that it could implement this project through public-private partnership, creator of the preliminary design and the former city architect Elvir Hamidovic says for eKapija.

- The representative building would occupy an area of ​​37,000 square meters, and would contain a basement and five floors. Everything would be in one place - city market, boutiques and premises of public institutions - says our source says.

City market

City garage, which would solve the problem of almost all large cities in Serbia - a lack of parking spaces in the city center, would be located in the basement.

In addition to the garage, there would be a warehouse where all the food products - from fruit and vegetables to meat, fish, milk and dairy products would be stored while market would be located on the first two floors of the representative complex.

- There are several markets in our town – green, white, dairy, fish and famous clothes market, whose integration is implied by this project. All of them would be located in the central part of the first floor of the complex - Hamidovic explains, adding that modern laboratory where sanitary control of all products sold here would be carried out, would occupy the part of the space.

Modern shopping mall would be open 24 hours a day for the citizens of Novi Pazar and their guests. Due to the attractive location, which leans on the M22 highway, all the passengers passing through the city could be on the way and visit the complex.

Since Novi Pazar is famous for textile manufacturing, shops would find their place in the new commercial and business facility.

- Near current city market, there are numerous boutiques which would be relocated to this modern shopping complex, so our city would get a shopping center which major cities in Serbia already have- Hamidovic said.

Business center

Business center will occupy the third, fourth and fifth floors of this modern building. Offices of all public companies in Novi Pazar will be located in this business facility.

- The Office for Planning, the Directorate for City Development, the Water and Sewerage company and the utility Waste Management, which are now in various parts of the city. Spatial merging would speed up the functioning of these institutions, and citizens would save a lot of time - collocutor of eKapija points out.

City officials believe this luxury shopping and business center would permanently solve the problem of setting up improvised stalls and other forms of street sales of different food, against which Novi Pazar has been struggling for years.

As for now, the deadline of the project depends on finding a potential partner so the city administration cannot specify when the work would start. Once Novi Pazar finds an appropriate investor, a tender for a contractor could be released and our collocutor is hoping that citizen of Novi Pazar would not wait for a long time for this center.
