Villas like those from American movies - Mujen builds exclusive neighborhood near Novi Pazar

Novi Pazar will soon get a luxury neighborhood similar to those in American suburbs, which will be built only 2.5 kilometers away from the city center. The Mujen company from this city will kick off the construction of an exclusive residential complex on a 11-hectare area in the spring 2013.

This elite neighborhood should comprise 150 villas ranging in size between 120 and 200 square meters and built on a five-acre lot each. In addition, the plan is also to build sports and recreation fields, whereas the construction of a shopping center and an aqua park is under consideration. The entire complex will be surrounded by a trim trail about 7 kilometers long.

As Mujen is already building luxury facilities in Budva, Belgrade and at Mount Kopaonik, a large volume of work has forced the company to decide to find a business partner for this project, Salko Djukic from Mujen says to eKapija.

- We will definitely begin the construction of this complex in spring 2013, but we need a partner in order to be able to complete the entire neighborhood in two or three years. Mujen will finance part of the project, at least first 50 villas, whereas prospective investor can contribute 10, 20 or 80 percent, as we agree - our interlocutor explains.

As Djukic adds, interested investors from the region as well as from the whole of Europe are already expressing their interest in the project.

People at the Novi Pazar-based company say that they are ready for various compromises, noting that there is also a possibility of making changes to the current project if the future partner requests so.

A prospective investor does not have to worry about building permits because, as people at Mujen explain, all the required documentation has already been provided, and there is also all necessary infrastructure.

- The land for this complex has already been parceled out. There are access roads, but they are not paved yet in order not to be damaged by all the machinery that will be used in the construction of the neighborhood. The plan is to kick off paving works as soon as construction works are over - our interlocutor explains.

The company Mujen is also willing to sell certain part of the parcel where this residential complex is planned to be built if the partner has different plans. The approximate price of a half of the parcel is EUR 2.5 million, but it is also possible to buy a smaller part of that land lot.

According to experts from Mujen, who have prepared preliminary designs for the future complex, a tender for contractors will be announced in the first days of spring.

Villas with a swimming pool

The plan is that all villas be single-storey buildings, with the living room and kitchen situated on the ground floor and bedrooms and bathrooms on the first floor. Mujen's neighborhood is the right place for those wishing to fully relax in their own home - in their respective yards, nestled in the greenery, every house will also have its own swimming pool.

However, as our interlocutor says, it is possible to make all sorts of changes to both interior and exterior at the request of buyers.

- If someone wants, for example, to lower the price, the house does not have to feature a swimming pool or it can even be smaller in size. We can meet such requests easily - Djukic explains.

From 60,000 to 120,000 euros

An unusual design and high-quality and luxury construction may lead us into thinking that these villas can be afforded only by the rich. However, even though it is an exclusive complex, the price per square meter will be quite affordable. According to people at Mujen, that will be another reason for prospective buyers to decide to buy a villa in this neighborhood.

- Prices will range from EUR 60,000, which will be the price of a 120-square-meter house, to EUR 120,000, which is how much a 200-square-meter villa will cost - people at Mujen assess.

That means that the price of square meter in this elite complex will range between 500 and 600 euros, which is much below the average price of properties in Novi Pazar.

Buyers from the Diaspora

- What is specific about this neighborhood is that it offers a so-called "European way of life" - Djukic adds.

- On one hand, you will enjoy the peace of a house surrounded by a decades-old pine forest, away from city noise and crowds, while on the other hand, you will also enjoy all the benefits of a modern urban neighborhood, as if you were living in downtown.

Future tenants will find comfort and peace here, as well as security, which is something the company from Novi Pazar particularly insists on. This neighborhood will be fenced off, and the only entrance will be through the main, large gate. The entire complex will be covered by the video surveillance system, and there will also be security guards.

Over the last few decades many citizens of Novi Pazar and its surroundings have been moving from Serbia to countries worldwide. It is these people from the Diaspora that are prospective buyers of these exclusive villas, say people at Mujen.
