28 Living Good apartments in heart of Vracar - Owner of largest penthouse also gets roof balcony with view of Cathedral of Saint Sava

The most beautiful and, traditionally, the most "expensive" part of the capital city - Vracar, will get new tenants late this year, who will move into a building named Living Good, which is situated in an elite area of Belgrade, at 32 Novopazarska street (ex Sime Milosevica street). These 28 new apartments are located next to Kalenic marketplace, in the vicinity of the Cubura park and the Cathedral of Saint Sava.

As people at Colliers International explain, this is the area where the heart of old Belgrade is still ticking, where one can enjoy the smell of linden trees and see magnolia blossom in the gardens of family villas. At the same time, it is also a place with the pulsating rhythm of a modern city, featuring new, business buildings. Everything is at hand: the municipality, school, kindergarten, police station, post office, stores, marketplace, restaurants and coffee shops.

Novopazarska street intersects Maksima Gorkog street and is parallel with Cara Nikolaja street (ex 14 decembar street). It is a quiet, residential street, well-connected to the city center and motorway. New residential and business building is built into both sides and makes up a continuous street front, perfectly fitted into the surroundings, with a combination of artificial stone, painted facades and wood paneling.

The net area of Living Good apartments is about 2,300 square meters. They are of different structures, from studios to six-room apartments, ranging in size from 39 to 101 square meters. There will be between 24 and 28 apartments.

What is also interesting is that there should be four penthouses, ranging in size from 62 to 148 square meters, which could also be merged to create even bigger apartments.

- We have already sold six apartments and currently negotiate the sale of few more. What is important is that the interest is growing as the work is nearing the end - Borivoj Popovic, senior consultant at Colliers International, says to eKapija.

As Popovic stresses, Banca Intesa stands behind the entire project and is also in charge of the project finance, meaning that all funds are provided upfront.

The investor is the Meteor group, the financier is Banca Intesa, while Mace is responsible for the project management and construction supervision.

Popovic says that the quality of executed work will be above the average, even for Vracar, adding that materials are mainly imported - granite tiles, glass tubs, Finnish silent elevator...

Railings on terraces are made of hardened glass. Innovative architecture and high-quality interior, with granite tiles in halls and on terraces, fully correspond with the location. A green area in the common garden is covered with grass and low vegetation.

A penthouse on the top floor, which can span up to 240 square meters, comes with an interesting and unique roof balcony with the view of entire Belgrade.

Price

As Popovic explains to eKapija, potential tenants are offered a quality residential space that would cost over EUR 3,500 per square meter two or three years ago.

Today, however, these apartments cost between 2,250 and 2,500 euros per square meters, VAT included.

According to the initial plan, the project should be completed until late October, but investor announces a possibility of opening the building to tenants as early as in late August.

Parking

Since a shortage of parking places represents one of the biggest problems for the citizens of Vracar, the investor of Living Good offers a solution. The basement floor is reserved for a garage for up to 33 cars.
