New tower in New Belgrade? – Construction of 19-story residential-office building planned at corner of Tresnjinog Cveta Street and Mihajla Pupina Blvd
Within the Detailed Regulation Plan for Block 11a at the corner of Tresnjinog Cveta Street and Mihajla Pupina Blvd in New Belgrade, for which the Secretariat for Urban Planning and Construction Affairs opened an early public inspection, new intentions and urban planning parameters are defined, and the document envisages the construction of a buildings with 20 floors (the ground floor + 19 upper floors).
The preparation of the Detailed Regulation Plan for a part of Block 11a, as said, was started at the initiative of a legal person, the company Kantata from Belgrade, the owner of the parcels within the border of the proposed plan. The total area of the plan is around 4 ha.
According to the plan, the basic purpose of the areas are mixed city centers which entail a combination of commercial features with housing. Around 200 apartments for close to 600 residents are planned, and there will be around 500 employees.
The height of the facility on the cadaster parcel 1005/14 is determined by the envelope of the maximum number of floors of 20 (P+19).
– The height is determined based on the Analysis and the confirmation of the fulfillment of the criteria for the construction of tall facilities on the cadaster parcel 1005/14. An integral part of the analysis is a special addendum with the options for the urban planning and architectural design of said partner, of which the Commission for Plans of the City Assembly of Belgrade adopted the options C as the basis for the further procedure – the document says.

According to the document “Analysis and Confirmation of Fulfillment of Criteria for Construction of Tall Facilities”, which is part of the documentation that is available for public inspection, the planned facility consists of three functional wholes.
Unit A, next to the Hotel Falkensteiner, is planned for housing, Unit B is also meant for housing and has the form of a tower, and Unit C is an office facility and leans on the residential-office facility Grawe.
The plan was prepared by PAGE Consortium doo, and the public inspection will last until November 27.
As eKapija has written before, when this plan was available for an early public inspection in 2022, the height of the tower at the corner of the parcel was planned to be 80 m, and as could be seen from the orientation display of the planned capacities, the construction of 14,000 m2 of open-space office space was planned.
