Where in Belgrade can an apartment be bought for around EUR 2,000 per square meter?
In Belgrade, the prices of real estate have been growing with each year, so many citizens of the capital of Serbia can only dream of owning apartments in the central Belgrade municipalities. In some neighborhoods, even the cheapest options are too expensive for most, so Nova has looked into where an apartment can be found in the capital city at a price of EUR 2,000 per square meter.
In the central municipalities, the so-called old Belgrade, and in New Belgrade and Zemun, it is nearly impossible to find an apartment at under EUR 2,000 per square meter.
In Karaburma, in Pere Cetkovica Street, a 40-sqm apartment can be bought for EUR 70,000, which is around EUR 1,750 per square meter. It is a two-room apartment on the ground floor of a five-story building.
The asking price for a 55-sqm apartment in the Miljakovac neighborhood, in the municipality of Rakovica, is slightly higher. The owner values this real estate at around EUR 1,900 per square meter, selling it for EUR 105,000.
In the Brace Jerkovic neighborhood, an apartment of 43 square meters is being sold for EUR 93,000, which is around EUR 2,160 per square meter. The apartment has been adapted from a larger single-room apartment into a smaller two-room one and has PVC joinery. The kitchen is custom-made, as are various shelves in the apartment and this furniture is included in the price of the apartment. The apartment features electrical heating.
An apartment of 50 square meters in the Vojvode Vlahovica neighborhood, which is listed as a two-and-a-half-room apartment, is being sold for EUR 110,000, which is around EUR 2,200 per square meter.
Uros Jovanovic of the Art Nekretnine agency confirms that, in a majority of city municipalities, it is difficult to find an apartment for under EUR 2,000 per square meter, but also warns that the ads primarily feature the sellers’ wishes, which can be adjusted during the negotiations about the purchase and lowered by a certain percentage.
Jovanovic explains for Nova.rs in which locations in Belgrade an apartment can be found for EUR 2,000 per square meter.
When it comes to the municipality of Palilula, real estate at that price can be found in Karaburma, Visnjica and Visnjicka Banja, and in the municipality of Zvezdara, it can be found in Mirijevo and the Veljko Vlahovic neighborhood.
Veljko Vlahovic also spreads in the territory of the municipality of Vozdovac, so an apartment can also be found for EUR 2,000 per square meter in that municipality as well.
– In Vozdovac, similar prices can be found in certain parts of Banjica, especially older apartments, and also in Medakovic, Kumodraz and the Brace Jerkovic neighborhood. In Cukarica, it is difficult to find apartments at that price, maybe in Zarkovo, whereas in Rakovica, in several locations, they can be found for slightly less than EUR 2,000 – points out Jovanovic.
In New Belgrade blocks or Zemun, according to his estimate, it is nearly impossible to find an apartment at EUR 2,000 per square meter, because, as he says, even in Ledina, which is on the margins of the municipality, the prices are slowly exceeding EUR 2,000.
– The problem is that apartment owners in Belgrade, even on the periphery, when they start selling an apartment, start at the lowest price of EUR 2,000 square meter – emphasizes Jovanovic.
He explains that, in all these locations that he has mentioned, the prices are around EUR 2,000 or EUR 100-200 below that price.
– Except for Zeleznik, Ovca, Borca, Krnjaca and Kotez, I simply don’t know where in Belgrade an apartment can be found for EUR 1,500 per square meter anymore. It’s simply impossible – he concludes.
