- What makes Sun Gardens different from other tourist facilities is, primarily, its location. The complex is situated in the vicinity of Dubrovnik. According to a new law, facilities in Croatia should be at least 70 meters away from the sea, but since this resort was built earlier, it is situated right next to the sea. A guest who come to Sun Gardens does not even have to leave the complex while on vacation since the offer of this complex includes various activities. Already at this moment, our capacities are almost full and we expect a good season this year – Tatjana Tosic, marketing and sales director of the Dubrovnik-based complex, says in a statement for eKapija.
Radisson Blu hotel offers 201 rooms for rent, while the Vrtovi Sunca (Sun Gardens) suites are intended for sale.
- The complex already comprises 207 completely furnished suites, 25 of which, ranging in size from 44 to 111 square meters, are available to potential buyers in the first phase. Suites are modernly furnished and they include a kitchen with all elements. Prices of suites range between 170,000 and 608,000 euros, depending on their size – says Ms. Tosic.
She stresses that there are also some bigger suites, but they will be available to buyers in the next phase. She also adds that the prices of suites are now the lowest and that they will grow with time.
Our interlocutor explains the way in which the sale and rental of suites function.
- When someone buys a suite, we rent it out when the owner does not use it because the complex is intended for tourism. There is one condition, which is that the owners can use their suites for the maximum period of 35 days in July, August and half of September. During the rest of the year, they can use the suites whenever they want. The profit from rent is shared fifty-fifty, and the owner can use that profit to cover all the costs of maintenance of the suite.
The company Danos Srbija, one of the leading property consulting companies in the field of investment advising and transaction services, started selling Sun Gardens suites in Dubrovnik in late 2010.
Those who have decided to buy their own spot under the Croatian sun are free to use various contents within the complex.
- The suite owners can use everything within the resort. They can use 3 outdoor swimming pools, an indoor swimming pool, a beach in front of the complex, a parking place, all for free. They also have discounts on services in the offer, including massage or lunch at one of 13 restaurants and bars. Owners can also use the spa and wellness center, as well as three tennis courts, football pitch, courts for volleyball, badminton, squash, etc.
The author of the design of Sun Gardens is the world-renowned company Hirsch Bedner Associates (HBA) whose portfolio includes luxury holiday resorts such as Aphrodite Hills on Cyprus, Castel Monastero in Tuscany, and Four Seasons Resort on the Seychelles.
Sun Gardens complex in Dubrovnik is owned by Jupiter Adria, which is run by Jupiter Fund Management Plc Group, one of the leading investment companies in Great Britain.
