The company Best Plan has prepared the urban project of the health station which is a branch of the Health Center Zemun at 1 Jovana Brankovica Street in Batajnica, which will be up for public inspection until January 13.
In addition to the health station, which will have three floors (including the ground floor), the plan is to also build a substation facility, as well as a canopy over the parking lot.
The total net area of the facility is 3,221 m2, and the gross area is 3,959 m2. The total gross developed floor area of the substation is 22.15 m2, and that of the canopy over the parking lot is 56.40 m2.
The cadaster parcel features built facilities, which are slated to be demolished.
A part of the existing facility, with two floors (including the ground floor), was built before the adoption of the construction regulations and has a total gross area of 828 m2, whereas the extended part of the facility, with a gross area of around 363 m2 does not have the building and usage permits. The majority of a ground-floor facility of 168 m2 is located on said parcel and also doesn’t have the building and usage permits.

The parcel has direct access to the public traffic area, that is, Jovana Brankovica Street, on the southeast side of the parcel. On the northeast side of the parcel, a road for cars and pedestrians is planned.
The facility is of a regular geometric shape, with base floor dimensions of 46.24 m x 26.69 m, with an atrium at the core of the facility, with dimensions of 14.30 x 5.15 m. The longer side of the facility is oriented along the northwest-southeast direction.
The main entrance to the facility and the entrances to the pharmacy and the emergency service are positioned on the southeast side of the building, whereas the entrances for the services for school and preschool children, as well as technical rooms, are located on the southeast side.
Stairs and ramps provide access to the facility.
The ground floor of the facility features the emergency service, pharmacy, laboratory for taking samples, service for preschool children with separate entrances for healthy and ill children. The rear part of the facility features technical rooms and palliative care, which are entered through the planned footpath which is located on the border of the parcel on the southeast side. The central part of the facility is taken up by a covered glass atrium. The first upper floor features general medicine services, services for school children, the X-ray section and a part of the pharmacy. Rooms for the employees’ rest, pantries, wardrobes and sanitary blocks are planned in the central part of the facility. The service for healthcare for women, dentistry, ENT, physical and internal medicine are organized on the second upper floor.
The preliminary design was prepared by Krip Inzenjering from Belgrade, and the investor is the Health Center Zemun.
