Plan for New Chinese Shopping Center in New Belgrade – 476 Outlets and 430 Parking Spaces on Around 34,000 m2
The investor Eurasia Trade Center plans to build a new Chinese shopping center in New Belgrade, between Nova 15, Nova 16 and Jurija Gagarina streets. According to the project documentation, which is up for public review until September 2, the complex will consist of two facilities and a traffic route.
The facilities of the commercial complex are designed as modern facilities meant for the sale of consumer goods in the form of a shopping center. The facilities feature a triangular shape that follows the borders of the parcels.
Construction in phases is planned. The first phase entails the construction of facility 1, the traffic route and a part of the parking lot for facility 1.
The gross developed area of facility 1 will be 23,400.26 m2, with the accompanying parking lot with 330 spaces, of which 24 are planned for people with disabilities.
The plan is for facility 1 to have access from Jurija Gagarina Street. The facility will have two floors (including the ground floor), and 185 outlets are located on the ground floor, 88 of which are oriented so that the entrance is directly from the floor, whereas 175 outlets are planned on the upper floor. The vertical communication in the facility will take the form of five perimeter staircases, two of which feature freight elevators, and one central staircase. Also, two escalators are to be located in the central part of the facility. The facility has one sanitary block per floor. The length of facility 1 is 156.7 m.
Phase 2 entails the construction of facility 2, whose gross developed area is 10,949.34 m2, with a parking lot with 100 parking spaces. The facility is to have three floors (including the ground floor). The ground floor features 62 outlets, with 27 featuring access from the floor. The first upper floor is to have 54 outlets. The second upper floor is planned as warehouse space. The planned length of the second facility is 294 m.
A parking space is planned between the facilities, whereas a green belt is secured along the parcel.
– Due to the proximity of the river and the problems with flooding, it is necessary to protect the parcels with embankments – the documentation says.
The facilities are accessed from the parking lots by footpaths. The parking lots and the facilities are divided by green areas. A footpath 1.5 meters wide is planned around the facilities, for the purpose of an easier communication with the outlets.
Let us remind that the land publicly owned by the City of Belgrade in the extension of Jurija Gagarina Street was sold for RSD 821.2 million in May this year. The same month, at the Old Palace, the design of the new Chinese center to be built in New Belgrade was presented.
The carrier of the preparation of the project is Yugo Biro from Belgrade, whereas PR Parallel Studio from Belgrade was in charge of preparing the preliminary design.
