Galens Invest Planning Residential-Office Complex with Seven Units in Novi Sad

The company Galens Invest is planning the construction of a residential-office complex in Novi Sad in the location of the former Elektroporcelan factory.

On that occasion, the Draft Decision on the Amendments to the General Regulation Plan of the zone of reconstruction in the inherited ambient units in Novi Sad, location on the corner of Marka Miljanova and Filipa Visnjica streets, is up for public review until August 10.

Seven units are planned within this complex, distributed along the border of the parcel, along the existing traffic routes.

According to the document, a facility with two basement levels and eight floors (including the ground floor) and a facility with two basement levels and 7(8) floors (including the ground floor) are planned for the unit on the corner of Marka Miljanova and Filipa Visnjica streets (in the southwest part of the complex), with a flat roof.

The multi-family residential space within the block, at the ground floor level, above the basement level, is planned for free and developed green areas and partly for a parking area.

– The business purpose is mandatory on the ground floor of the facility. Within this purpose, activities are planned which do not jeopardize the main purpose of the complex and which do not pollute the environment – says the draft.

Beneath the majority of the parcel, the plan is to build basement levels meant as garage spaces for motor vehicles and bicycles, as well as technical and auxiliary rooms.

– Phase-based realization is possible within the spatial complex, with the condition that the first phase entails the complete construction of the basement levels meant for parking, whereas in the next phases, the construction of aboveground parts of the facilities within the complex is planned – the draft says and adds that a transformation station needs to be build within the planned complex.

The condition for the realization of the complex is the forming of a unified construction parcel and the demolition of the existing facilities.

The existing tree lane in Marka Miljanova Street, as well as quality wild trees in Filipa Visnjica Street need to be kept and complemented by new tree varieties.

Within the block space meant for multi-family residence, free green areas and landscaped green areas are planned on a minimum of 30% of the surface of the parcel of the complex. It is mandatory to form the interior of the block as a free block area meant for shared use. A specific form of establishing green areas is planned within the complex of multifamily residence – the forming of a semi-intensive roof garden above the garage.

Extension of Pavla Stamanovica Street, new sidewalks and cycling lanes

The covered space leans on Marka Miljanova Street in its south part, and on Filipa Visnjica Streen in the west part. In the north part, the space leans on the planned extension of Pavla Stamatovica Street.

Within the regulation of Marka Miljanova Street are the driving lane, parallel parking spaces along the driving lane (with tree lanes), cycling lanes and sidewalks. The plan retains said traffic areas, whereas the sidewalk is to be expanded to close to 4.0 m. Within Filipa Visnjica Street is the driving lane and undeveloped areas which are predominantly used for vehicle parking. On the east side of this street, there are no built sidewalks or cycling lanes. The plan envisages the construction of parallel parking spaces with a tree lane, a cycling lane and a sidewalk.

The planned extension of Pavla Stamatovica Street is to have a driving lane, cycling lanes, sidewalks and protective greenery.

Parking lots for public use are planned within Marka Miljanova and Filipa Visnjica streets.

The amendments to the Draft were prepared by the PE Urbanizam from Novi Sad.
