New empire of the Nemanjic dynasty on Kopaonik mountain - St. Simeon ethno-settlement gets first inhabitants in late 2010
Anastasija, Jelena, Simonida and
Teodora - the first four villas in St. Simeon ethno-settlement on
Kopaonik, will open the doors of their suites during the forthcoming
winter tourist season 2010/2011. Within the villas, which will have a
total of 39 suites, there will be underground garages, ski rental
stores, shops, a cafeteria, Dvorska Koliba restaurant, as well as
numerous recreational contents.
The project investor in the location of Jaram - Belgrade-based K.B.M. Plus, has announced that this unique complex will get another 25 villas with 150 suites by the year 2013, as well as five-star Carski San hotel, a spa center, new recreational contents, a square with stores, a restaurant, a ski-cafe, and the magnificent church of St Simeon Mirotocivi. In the complex at 1,790 meters above the sea level, which will occupy the surface area of 19,500 square meters, next to Karaman and Jaram ski tracks, the company will invest about 25 million euros, while 5 million euros are earmarked for the first phase. The Anastasija villa has already found its buyer, while the negotiations on the sale of other three queens are underway.
As the people at KBM Plus explained, the ethno-complex is conceived as a place that will offer its inhabitants the peace and harmony of a private residence in the environment rich in beautiful nature, tradition and culture. St. Simeon is situated close to everything one needs to relax and have fun, and it is also far enough from the crowd on Kopaonik, at the place with the most beautiful sunsets.
The suite owners will be privileged to have a direct access from their villas to two ski tracks: Karaman and Jaram, which are connected to the entire network of ski tracks on Kopaonik.
Reception desk for wishes
The future tenants will have at their disposal a special service named "Reception desk for wishes", which will be available 24 hours a day. That unusual service will be adapted to the demands of each individual owner. The "Reception desk for wishes" will take care of the procurement of food, drinks and equipment, and it will also organize a paper or hot bread delivery to the suite's door for the "most spoiled" tenants. That service will also make sure that the fire is burning and that the fireplace is cleaned and it will be organizing the transport by ski sleighs. The service will take care of maintenance and security of the settlement, as well as each individual suite. Professional teams are responsible for taking care during the whole year of all the conditions required for normal functioning of the complex.
The villas Anastasija, Jelena and Simonida will have 10 suites each, distributed on up to three levels, that is, two floors. Villa Teodora offers future owners nine suites on three levels. Standard equipment in villas includes luxury bathrooms, modern kitchens, high-speed Internet link, cable TV and other contemporary technological solutions, as well as top-quality building materials. The villas will also comprise "grand de lux" suites with the view of the ski tracks Karaman and Gobelja.

By purchasing suites in St. Simeon settlement, the owners become the members of the namesake club, which provides them with a series of privileges, including the possibility of payment with a special card of the Club, that is, discount shopping in exclusive stores, restaurants, entertaining facilities, etc.
New star in the constellation of saints
There are small towns and settlement all around the world that were named after saints - San Marino, Sveti Stefan, Sankt Moritz, San Martin, San Sebastian... The walls, streets and buildings of each of them hide unique stories, legends and tempestuous historical events. St. Simeon settlement, a new member of the family of tourist destinations that proudly carry the names of saints, is inspired by Serbian medieval culture and tradition. Such concept demanded the use of the noblest materials in the construction - wood, stone and wrought iron. Some of the materials, like Siberian Larch - the wood of exceptional quality, were used for the first time in the construction on this territory. This wood was used to make shingle to cover the roofs of the Jaram villas, and its basic advantage is the fact that it does not rotten and can last for centuries. Medieval "queens" from the Nemanjic dynasty are covered by natural sandstone - so-called "Belovode sandstone", which can also be seen on the monasteries of Ravanica, Kalenic, Manasija, etc. Together with the manually made decorations of wrought iron, the Belovode sandstone ennobles the surroundings of the Jaram villas.

The interior of the Jaram villas is inspired by Byzantine motifs. In its realization, modern shapes and styles were used, all that with the use of ecological materials and contemporary finishing processes. The villas also have contemporary installations, which puts them in the class of so-called smart houses.
The location of Jaram, the place on which St. Simeon is built, is famous for an old shack on the very ski track, of which fireplace always gathered those who enjoy the sports, food and honey brandy. Down the yard of the Jaram villas, alongside the ski track, the old shack is replaced by Dvorska Koliba restaurant, situated in the same location, but with the new look. Dvorska Koliba is the first in a series of unique catering facilities within St. Simeon complex.

St. Simeon developed from an idea of Bojan Maljevic, the owner of K.B.M. Plus, the project investor and contractor. The detailed regulation plan for that location was made by Prof. Dr. Miodrag Ralevic and MA Biserka Mitrovic, while Belgrade-based Chempoint Engineering, led by graduate engineer of architecture Mirveta Valjarevic, authored the urbanistic project. The architectural project was elaborated by graduate engineer of architecture Marko Sanjevic from Beohaus project bureau, while graduate engineer of architecture Pavel Esov was in charge of the executive design. The author of the interior is graduate engineer of architecture Ljiljana Ivanovic from Belgrade-based Sisterlogic project bureau.
