Residential buildings "Horizons of Belgrade" in Dedinje open up new construction views

In a quiet street in Dedinje in the neighborhood of the family Karadjordjevic, in "Belgrade Horizons", on September 2010, the first tenants will move in. Belgrade will be enriched with three other "smart houses" that were raised with a vision of the future in the elite part of the capital. Three residential buildings, named "Horizons of Belgrade", in Baja Pivljanina Street, which were designed by the architect, Milos Vuckovic, by their qualities and benefits for life are synonymous for style, in line with the expectations of contemporary man.

Constructor of these residential buildings is Miroslav Pantelic, who is currently building the best square in the city, according the competition. Belgrade "Horizons" were made due to his enthusiasm, the sincere dedication to his goals and aspirations to have everything done in perfectionism. Horizons of Belgrade" are my dream that has to do with the fact that I was born in this city and because Belgrade deserves it. For me the building is like a monument that will last for decades after me. I had the idea long ago, but I was missing a major element, the location. It was found during my honeymoon. A friend called me and said that he had found the location of my dreams. The location has all the elements I was looking for, the position, the nature and airflow, and peace. I'm glad I turned my vision into artwork. The vision is like when you carry a stone of two hundred pounds on your back. For those of who look at you like a weirdo, wondering why you do this, I've proved that everything that I imagined could be made. Fortunately, there are people who understand and who recognize the quality, which could not have been seen until now - explains Pantelic.

Atypical for this environment is that the "Horizons" were insisted upon the perfection in the smallest details, from the functionality to the aesthetic moment. Imperative were the best materials and best building method. How did you avoid the trend to earn money at the expense of poor quality, which is unfortunantley too often applied here?

That is due to my character, education and the need to do what I do best. Starting with all permits, application of works, registration of squares which are the same as the decimal point in the catalog, up to seemingly small details such as for example the pipes for radiators. Ordinary pipes for radiators go from the floor, and I insisted that they go from the walls, so that the radiator looks like a painting. We put a climate which is 40% more expensive, non-standard door height 2.20 m, we inserted "smart home" that was not in the project, the glass filled with argon, shutters on the electrical engine which can be adjusted via SMS from different places in the world. This is also possible with the heating, cooling relations. I did not think if the buyer wants it, but how to make the housing in "Horizons" enjoyable in accordance with the expectations of contemporary man. I chose the things which shoked everyone, such as windows and doors without hinge, the details that people do not even notice at first. I did it all for myself, for my need to have my creation causing a feeling of satisfaction. People who have style recognize such things. To have a style does not mean a priori to have money, but refined taste and formed opinions.

It is unusual for a new building in Belgrade to have guarantees like the ones "Belgrade Horizons" offer.

- Manufacturer's warranty on the roof is 40 years, for the stainless steel railings is over 40, on the floor 25; a special ceramic and granite floor in the garage, which do not absorb stains from fuels and oils are guaranteed for 20 years, "smart home" has a lifetime warranty, windows have 5 years, the facade lasts for 40-50 years, garage doors are guaranteed for ten years on the panels and five years on electric engines. Guarantees will last until during generations change. And they show how everything has progressed, and not necessarily is a bogey with a price.

What is about the "Horizons" which will mostly cheer the women, and which moments will satisfy their partners?

- Women will rejoice at the central vacuum, large glass surface, extremely spacious corridors, Italian sanitary ware, green areas around the house. Men will finally be able to do everything with one remote control, and in winter time they will not have to clean the snow with shovels on -15 degrees, as it is regulated electronically. And both will be disarmed by magnificant view, rose winds that can be constantly scented, distance from the town of only seven minutes, and certainly easier and simplified life in so far as to enable the most modern conditions.

Smart and energy efficient home

Residential Complex "Horizons of Belgrade" consists of three buildings with a total of 20 apartments. Roof is made of the aluminum sheet in anthracite color by the famous Austrian producer PREFA, the wall is coated with a unique self-ventilated façade which is the addition of a sandwich wall, and as such it increases the energy efficiency of the facility by 30%, the final processing of the facade walls is done in special type stone, natural stone and coolerplast. Railings on the terraces are made in a variant of Prochromic-pamplex glass by the manufacturer "Slovas".

Luxury apartments with high ceilings of 3 meters, have energy-efficient windows "Domis" by the principle of tree-aluminum with low-emission glass filled with argon, with hidden hinges and aluminum rolling shutters filled with polyurethane that are managed with the help of remote control.

Designed front security gates "Interior". Apartment has two or three bathrooms and a separate room that is designated for washing machine, tumble dryer, gas boiler.

Baths, kitchens and corridors are fully equipped with granite tiles by German manufacture "Porcelain gres". Bathrooms are equipped with hydromassage bathtub "Albatros", toilets are "Pozzi Ginori", all batteries are" Hansgrohe ", and built-in consoles are "Geberit".

Automation system within the facility uses the most modern solutions for lighting, air conditioning, ventilation, and what will appeal particularly to customers is the possibility of adjusting the temperature in all rooms by sending SMS messages. And this from anywhere in the world.


As I found out, tenants will get the keys and the printed instructions on 150 pages, in which for the first time in domestic practice, they be fully informed about every square whose owners they are becoming. Surely they will be happy knowing that the heaters with automatic sensors will clean the snow instead of them, and that the access to the building will be dry at all times.

By the project, there are also shared rooms, and the tenants will be allowed to decide how they will be used. Investors propose few alternatives - wellness center, billiards room, table tennis, cafe, restaurant, sauna.

As it is mentioned in the company "Fenix Group Alpha", the price of the apartment includes a provider of complete solutions for the interior of apartments, who will be one of the most famous interior designers in Serbia, that is if customers express such wishes. Also, it is possible to perform suspended ceilings in the living room as well as a possiblity to have one wall in the living room made of stone or wood.
