Most modern building of "Wiener Staedtische" in the Balkans - "VIG Plaza" to be completed in March 2010

- "VIG Plaza", a modern business building of A class in New Belgrade's Block 11a, in which "Vienna Innsurance" will have invested 42m EUR, will receive its first tenants in March 2010 - it was announced during today's (September 23, 2009) presentation of the facility.

This eight-floor building, situated in Trešnjinog Cveta Street, has the surface of 22,000 square meters and represents a highly automated "intelligent building" that uses geothermal source of energy. Over 16,000 square meters of office space are situated in the overground part of the building, 6,200 sqm of which will be offered for rent, and the rest will be used by insurance company "Wiener Staedtische". The facility also has a two-level underground garage with about 130 parking places, 24 outdoor parking places, a big balcony on the seventh floor, and a conference room.

- When "Vienna Insurance Group", which is present in the market of Serbia for six years, took long-term investing in consideration, we have decided for the investment in properties, that is, office space. "VIG Plaza" will satisfy the strictest European standards as to building technology and equipment, and I am sure that such business environment will affect the companies that will be using it – said Rudolf Ertl, the President of the Supervisory Board of company "Wiener Staedtische".

Svetlana Smiljanić, the General Manager of "VIG Real Estate", said that "VIG Plaza" would be one of the most modern buildings in the region.

- "VIG Plaza" has several advantages, including exclusive location, excellent infrastructure, modern design and comfortable space. That facility represents a building of new business class in New Belgrade, and we are sure that every future tenant will find moving in that facility a smart move and wise decision.

Business partners of "VIG Real Estate" in this project are general contractor "Imperial gradnja", Vienna-based consulting company "ICE Consulate", and exclusive lease agent "Spiegelfeld International".

- Special advantage of "VIG Plaza" lies in its own renewable source of geothermal energy. The use of such energy potential will be made possible thanks to the well for exploitation of subterranean waters, which is situated in the vicinity of the facility. Namely, geothermal heating pump will be using the energy of earth and subterranean waters to heat and cool the building - Milica Joksić from company "Spiegelfeld International" explained.

She also said that such system can produce about 824 MWh of heating energy per year, and that it would be able to satisfy up to 75% of the building's needs for heating energy.

Another specific feature of "VIG Plaza" will be its unique facade.

- Specific three-layer glass facade with integrated protection from sun, as well as the state-of-the-arts air-conditioning system, will ensure maximum comfort for tenants, while an important role in heating and energy control will be played by a meteorological station, which will be situated on the roof of the building.
