Creditors to decide - building of "Inex Interexport" in Belgrade's center for sale on October 12th
The business building of "Inex Interexport" in the center of Belgrade may get the new owner in less than one month. The Privatization Agency has schedulled the auction for sale of 12,900 square meters of office space for October 12th. In addition to the building, an apartment in Ilije Stojadinovića Street in Belgrade and passenger automobile "zastava jugo" will be offered for sale as well. The whole property has been estimated at 1.99m billion RSD, that is, about 21m EUR.
"Inex" building, which has 21 floors, has, so far, been offered for sale at several public auctions, but there have been no interested buyers. However, the chances for that commercial space to get the new owner are bigger this time. According to the medium exchange rate on Thursday, 1 square meter of space in the "Inex" building costs about 1,630 EUR, and it is being sold in the package with the office equipment and the works of art.
- The estimated value of nearly 2 billion RSD is not a minimal acceptable value - it is pointed out in the offer of the Privatization Agency.
- In case the highest offer equals only 50% of the estimated value before acceptance, the bankruptcy manager is obliged to ask the board of creditors for permission to sell the property.
This practically means that the interested buyer can offer the price that is much lower than 2 billion RSD and buy the building, but only if the board of creditors give their consent. The estimated value of the "Inex" building is 400m RSD lower this time, that is, 1.2 billion RSD lower than its estimated value at the first auction.
Facilities in Vršac
At the same auction, an office space at 165 square meters in "Inex" building will be separately offered for sale, and its estimated value is 39.1m RSD. Business facilities in Vršac, at total surface of 280 square meters, will also be separately offered for sale, and their estimated value is 10m RSD.
