Multifunctional park in Temerin - "Santa Giulia" - 8 km away from Novi Sad

Once the plans of Sanja and Luigi Zani from company "So.ge" Ltd. are realized, Municipality of Temerin will get the first multifunctional park "Santa Giulia", similar to the ones in Italy. The land for the park, which will have production-retail and administrative-commercial facilities, hotel, spa and sports-recreation center at the surface of 33.59 ha, is rented on the period of 99 years, and the first phase of construction will start as soon as necessary funds are collected. As Sanja Zani, one of the owner of "So.ge", explained to "eKapija", that company has obtained permit for commencement of construction of the first four hangers.

- Temerin is very interesting because it is situated only 8 km away from Novi Sad, and it is in the vicinity of Pan-European Corridor 10, that is, Belgrade-Budapest highway. The fact that Temerin is so close to Romania should not be neglected as well. Metallurgy is highly developed in Temerin, but there is not enough production and storage space. It is important to point out that the municipality is famous for rich thermal springs - Sanja Zani explained why the location in Vojvodina had been selected.

Luigi Zani says "So.ge“ is willing to enter partnerships and various models of cooperation.

- We have invested the company's capital in the land, that is, "So.ge“ has 5m EUR worth of non-money and 80,000 EUR worth of money capital. The partner can be any company that would give the guarantee for the loan, a company that would finance certain phases of construction, and we will also negotiate with the investors who are interested in procurement of the project, as well as the company - says Luigi Zani.

Realization of the project for construction of multifunctional park "Santa Giulia“ was started by company "So.ge" in association with Studio "Rakočević", which is the author of the solution, and municipality of Temerin, which helped in timely collecting of necessary licenses. According to the plan, the project includes three phases of construction.

According to her words, the first phase includes construction of production-retail center and fifteen hangers at the surface of 16.25 ha. According to the plan, the largest hanger will occupy the surface of about 7,200 square meters, while the surface of the smallest one will amount to 1,500 square meters.

- It is important to point out that there is a possibility for future production-storage space to be heated by means of thermal waters. DT "Koden-Čelik" from Temerin, "Eurobrico", one company that produces building equipment and one that deals with production of carpentry have expressed interest in the first four hangers. The interest has also been expressed by "Put Invest" from Novi Sad - Luigi Zani told "eKapija".

The first phase will include construction of three-storey administrative-commercial center at total surface of 11,280 square meters. The first floor of 4,700 square meters is reserved for retail stores, the premises for administration and trade will be situated on the second floor of 4,300 square meters, while a restaraunt and a tavern will be opened on the third floor, at the surface of 2,280 square meters.

The second phase anticipates construction of spa center, hotel and residential part, while the surface of these facilities amounts to 123,801 square meters.

- There will be several indoor and outdoor swimming pools in the spa center, as well as outlets for various treatments, swimming pools with thermal water, sauna, Turkish baths, etc. The hotel will have four stars, 70 rooms and congress halls. Residential part will be used for so-called Business residence, that is, accommodation of the people who will be working in the production centers. That part will comprise several units, and its total surface will be 7,000 square meters. There is a canal in that location and we plan to turn it into a small lake, while the church of Santa Guilia will be built in the center of the complex - the Zani couple explained.

There is a chance that this phase will be realized through partnership with company "Arex Marzipan", says Sanja Zani. She adds that they have also negotiated with potential clients in Italy and Serbia about logistic center.

The third phase will include construction of sport-recreation center at 49,880 square meters.

- The center will include a facility with indoor outlets for sport and administration of the center, the directorate for management of sports fields, sports fields for tennis, basketball, mini football and football.
