Copy linkIs Belgrade going to get attractive spa-recreation-fun center at tens of hectares in Ovča ?
In the last few years, Belgrade is seen as one of the most attractive cities in the region as far as real estate investments are concerned. Local and foreign investors express their interest in the locations that are suitable for luxurious residential development, hotels and office space. One more, "hidden" wealth of Belgrade has not been exploited to the date - thermal and thermomineral water capacities of the City are not yet in the focus of interest. And there is plenty of them.
The team of eKapija has examined several such locations mentioned by the people from the boroughs of Surčin, Mladenovac and Palilula, the Directorate for Building Land and Construction, the Urbanistic Institute of the city of Belgrade, Mining-Geology Faculty and other relevant institutions and it has discovered few prospective initiatives in the various phases of development.
One of the very interesting sources of thermomineral water and potential projects, which enables development of very important spa complex, is situated in Ovča, about 10 kilometers away from the downtown of Belgrade. On that area, at over 20 ha, there is currently a polygon, and the parcel is owned by the municipality and the Army of Republic of Serbia.
The first borings at this location were made in 1950's and 1960's and it was determined on that occasion that there are thermomineral waters at the depth of 120 to 200 m, while the temperature of water in the first boring amounted to about 19 C, while the water temperature in the second boring was 25 C. Researches and projects commenced in 1970's confirmed the aforementioned level of temperature, presence of gas and very high concentration of minerals and salts at the depth of 91m. Unfortunately, realization of these projects has never been resumed.
- Natural capacity of a spring is about 3 l per second - says Miodrag Ferenčak, the Coordinator of the design of general land-utilization plan of Belgrade within the Urbanistic Institute of the city.
According to his words, development of spa complex on this area would be preceded by the change in the General Plan of Belgrade, which could be put in effect by the end of year 2008 since the Urbanistic Institute included such concept of necessary changes in the draft plan. The idea for the change in that plan for this territory came from the borough of Palilula and the Directorate for Building Land and Construction of Belgrade, and there is no reason for it not to be realized through further activities.
Following the adoption of the plan, potential investors could more seriously take the investment in this location in consideration. In addition to aforementioned 20 ha, which are currently owned by the municipality and the Army, future spa complex could be additionally broadened because the building companies still find this settlement unpopular. Also, the major part of the neighboring land is in the possession of the private owners and it could be included in the project in the future.
The main attractiveness of this location comes from the fact that it is situated in the vicinity of central Belgrade's "Banat's“ route from the Pančevo bridge to Zrenjanin, and it is also near the new Banat's bypass, which makes it possible for the citizens of Belgrade to reach this, hopefully, future health-recreation attraction of the capital city in short time. It is important to point out that Ovča alreay has certain urban physionomy, so that the future spa-recreation center would not be a desolate, instant project.
As eKapija finds out, the interest in development of this complex in Ovča was expressed by Israeli investors in 2006 who thought about investing in the spa sector in Serbia. This investment group had no further actions that we are familiar with. That means that the "investors' race" for this location could be very interesting and that Belgrade could get another proud investment and attraction.
