(AG Real Estate) Another building fairytale in New Belgrade - new complex in Block 41a prior to year 2010

The beginning of realization of one of the greatest building ideas, with initial function, in the modern part of New Belgrade, should provide work space for about 3,500 people. That will be a hyper-modern, innovative undertaking whose results will be office space and hotel complex. In association with Serbian building company GP NAPRED, Austrian real estate development bureau and investor, SIGNA Development, wants to give an important impulse to dynamic development of the Belgrade real estate market.

In the vicinity of the complex, with an excellent connection to the highway to the airport, Block 41a in Milutina Milankovića Boulevard has everything that characterizes an urbanized and modern city quarter. With its great development potential, Block 41a promises to become an architecturally exciting and dynamic counterpoint to historical city core. Several international concerns discovered this part of the city long time ago and situated the headquarters of their companies here.

The aim of this project, oriented towards future, is to ensure economic advantages and image improvement for both the quarter and the users, as well as to offer the highest level of attractively of the office space.

The Project Aims

With the innovative concept of Campus buildings, SIGNA Development introduces new standards, not only for the skyscrapers in Belgrade:

Hotel tower approximately 80 meters high, as well as three towers with the office space, up to 100 meters high, will become the highest buildings in New Belgrade. For the sake of innovations and understanding of a city, at the threshold of a new era, these four towers will represent a major step towards creation of the new metropole of south Europe, brimming with life.

As a new commercial center of New Belgrade, Block 41 should host local and foreign companies in the same way. There will be facilities for a great variety of purposes with alterable potential of synergy at total of 90,000 square meters of over ground surface: offices, hotel with 3 or 4 stars, accommodating business suites, conference halls, etc. Campus-style restaurants, coffee shops, fitness centers, shopping and exhibition area will be situated at the ground floor. Of course, completely functional environment underneath the entire complex will be achieved with the construction of a parking garage. The aforementioned contents of this modern complex will put focus on its high level of functionality and effectiveness.

Modern Contents

Office space will be meet the highest standards of space quality, flexibility, pleasant atmosphere and modern architectural design. In accordance with the reversible concept of purpose, depending on the requests of the organizer, efficiently planned office space can be turned into small offices, combined offices, offices for team work and large offices. Every form of partitioning based on an intelligent plan guarantees excellent economics of the space. The packages for rent are designed to order. Everything from small areas at 300 square meters to the whole tower can be rented.

Every single thing in these buildings will contribute to creation of comfortable work space. Austrian architects of BEHF operate with diffusing transitions and remove the boundaries in the space. The towers, standing tall in spite of the most sophisticated transparency, with intentionally high urban density, are confronted by generally approachable plane of the ground floor with coffee shops, restaurants and shopping centers.

The project draws its power from the contrasts between communicative planes that promise relaxation for even the densest city structures.

In that way, Block 41 will get the complex with strongly expressed character of public life and high-quality dwelling, of which reflection undoubtfully represents an impulse to further investments and enormous development potential of the capital of Serbia. The beginning of realization of this prestigious project is scheduled for summer 2008, opening of the tower with hotels in June 2010, while the towers with office space should be completed in December 2010.
