Modern apartments near Ada and Kosutnjak – Finvest beginning to build residential and office facility in Zrmanjska Street

The new facility of Belgrade’s Finvest brings together all those important aspects. The company will soon start building a modern seven-story facility in Zrmanjska Street on Banovo Brdo, which will provide customers with top quality residential space at a great location.

A total of 49 apartments of various structures, from one-room (37.49 m2) to four-room (114.03 m2) apartments, will be built at 43 Zrmanjska Street. Since the project has been authored by the famous Spajic Studio, it’s obvious even before the works start that a modern building will be raised here.

The site is located on the corner of Zrmanjska Street and Pozeska Street, below the Faculty of Forestry. The surrounding area contains state-owned and private kindergarten, Banovic Strahinja elementary school, Church of Saint George, Banovo Brdo green market and the Hippodrome. As well, in close proximity of the site are also the favorite relaxation sites in Belgrade – following a hard day at work, it will only take you 5-10 minutes by foot to reach Ada Ciganlija or Kosutnjak. There are tram and bus stops nearby, and the location is well connected to the city center and New Belgrade.

The facility will contain two underground levels, a basement, a ground floor, six stories and a loft. Floors 1 through 5 will have standard plans, with eight apartments per floor. The sixth floor will contain five and the loft an additional four apartments. Their structure was being prepared with great care and the investor took care of organizing each apartment regarding the area and the number of rooms, along with all the other features.

(Rear facade) The building will feature a three-sided orientation, towards east, west and south, making all the apartments well-lit and sunny. As well, all apartments will contain balconies or lodges. Depending on the floor, the residents will be provided with an extraordinary panoramic view – to the Hippodrome, the Bridge on Ada and the city, or to Banovo Brdo and Kosutnjak.

Along with the quality of floors, the woodwork, the ceramic and all the other materials, the customers can count on the facility’s remarkable energy characteristics, as it will utilize high quality thermal insulation, as confirmed by the facility’s energy passport. The feature that will truly set this building apart from similar facilities in the market is a remarkable net floor height of 274-281 cm, along with a non-standard height of inner and outer doors in all apartments. As well, the quality of the apartment space is confirmed by the fact that most apartments will have toilets with a shower cabin and a separate bathroom with a bathtub.

The investor also took care of the safety. The building will be equipped with a video monitoring system and fire alarm centrals. Another important feature is an optical cable, thanks to which a high speed internet connection will be provided to the future residents at 43 Zrmanjska St.

The planned supermarket on the ground floor will make the building complete.

– This is a specially designed space with an area of 550 m2, and several famous supermarket chains have already show interest in leasing or purchasing the premises – Finvest says for eKapija.

(From Pozeska Street) Although car owners often have a problem finding parking space in this part of the city, the future residents of Banovo Brdo don’t have to worry – two underground levels are meant for the garages. As they say in Finvest, there is an option of buying an apartment with several garage spaces, or without any. The garage will be accessible by car directly from Zrmanjska Street by a ramp with an inclination of 5%. The building will contain two passenger elevators, connecting the garage with each floor.

As well, each apartment will have its store space in the basement.

In addition to those details, carefully prepared at Finvest, the company emphasizes that they will place focus on the soft landscaping of the area in front of and behind the building. This will fit well into Zrmanjska Street, known for its greenery and trees.

– This is not an isolated facility, but a building located in a block with remarkable urban characteristics – Finvest emphasizes.

In deciding to buy real estate and choosing who to place their trust with, the customers find it of utmost importance that the investor is reliable. What sets the 43 Zrmanjska offer apart is the fact that future buyers can get testimonials from their neighbors. Namely, Finvest has already raised several buildings with over 100 apartments in the street. All the facilities were completed within the deadline, sometimes even earlier, and the apartments are registered and not the subject of any court procedure, as the company proudly points out.

The deadline for moving in is April 30, 2018, and there’s a chance that the residents will get the keys several months earlier. Finvest intends to complete the works before the deadline, provided that the weather conditions are favorable, and for the residents to move in on December 31, 2017.

There’s already considerable interest, and around 30% of apartments have already been reserved in the advance sale. At this stage, the price of a square meter ranges between EUR 1,700 and 1,800 (VAT included). However, it is to be expected that the prices will rise along with the progress of the construction works, as they say in Finvest.

Quality, reliability and safety are the main criteria thanks to which Finvest has earned the trust of its clients. Furthermore, it is the company’s policy not to mix projects, but to complete a facility before beginning to build another one. All this enabled them to continue to sell apartments even in the period of the stagnation of the Serbian real estate market from 2008 till 2012.

Finvest has recently celebrated ten years of its operations, and the anniversary was highlighted by the completion of an extraordinary project, an urban mansion in Temisvarska Street in Senjak, which has been registered and handed over to the clients to use.
