An energy efficient development emerging on the slopes of Fruska Gora
The construction of the energy efficient development Solar Valley (Solarna dolina) is currently in progress in the Novi Sad neighborhood of Miseluk. As the investor Nikola Dzolev says for eKapija, the construction of 10 residential units and a business building is planned in the first phase, and the realization deadline is June 2017.
In this phase, 80-160 m2 residential units will be built. Seven units will have a separate ground-floor garage, and the other three will have garages in their basements.
Dzolev says that 97 houses and additional business buildings will be constructed in the second phase. The Solar Valley development will spread over a total of 4.3 ha and will contain kindergartens, sports and recreation courts, a trim trail, stores and other commercial facilities.
The contractor for the project is the Novi Sad company Termo-Inzenjering. In addition to its exclusive location at the slopes of Fruska Gora, the project Solar Valley stands out by its energy parameters. More precisely, the development will be supplied with energy from renewable sources through solar collectors and heat pumps. According to Nikola Dzolev, the development is being built in line with the B energy standard. The goal is, as he points out, to secure the bigger comfort of tenants and lower costs of exploitation.
- We could save from EUR 900 to 1,000 annually on an 80 m2 apartment in the Solar Valley compared to a structure identical in surface connected to remote heating systems – says Dzolev. Houses in Solar Valley will have central floor heating, and the heating, cooling and maintenance services will be provided by a specialized company. Each apartment will have water consumption and heat consumption meters, and the heating substation will be located in the business building.
Bio gardens
As the investor says, the houses in the second phase of the construction will be those with green roofs, and there will be additional fenced off space for bio gardens, in addition to private gardens. Residents of Solar Valley will, therefore, be able to grow fruit and vegetables by combining the modern way of living with the advantages of an out-of-city location.
The price of the apartments in the first phase of the construction is EUR 800 per m2, plus VAT.
