CTP is a company based in the Netherlands and is a leader in construction and leasing of industrial business parks in Central and Eastern Europe. The CTPark Network portfolio has more than 9.5 million square meters of Class A facilities in 10 countries from the Baltic Sea to the Black Sea which house over 1,000 renowned clients from different industries, such as Siemens, Honeywell, Maersk, Bridgestone, Lenovo, DB Schenker and Henkel among many others.

- We are very active in Serbia, too and to date have built 12 facilities with a total area of over 265,000 sqm at five different locations which makes us the market leader in the country with an occupancy rate of 98%. We have a very ambitious development plan for Serbia – to grow our portfolio in the country to over 1.3 million sqm by the end of 2026.

This is how Petar Kolognat, the Head of Business Development at CTP Serbia presented the past work and announced future plans of one of the biggest European investors in the industrial facilities sector, and the largest in the CEE in his interview with eKapija.

The company has been operating regionally for nearly 25 years, at over 200 locations and starting from last year, its shares are traded on the EURONEXT Amsterdam Stock Exchange. With the acquisition of Deutsche Industire REIT in the first half of this year, CTP also entered the German market. The company currently has around 650 employees, and their Serbian team includes 20 experienced "Parkmakers".

What are the development plans of CTP in Serbia for the next period?

- For the upcoming year, CTP has planned the construction of a record-breaking 252,000 sqm of facilities in six different locations in Serbia and the total value of these investment will be over the EUR 150 million mark. We are placing special focus on our flagship project – CTPark Belgrade City.

Could you tell us more about the CTPark Belgrade City project?

- At the start of 2021, CTP acquired 27.5 ha of land in New Belgrade - Kvantaš for the purpose of developing the largest logistics hub in Serbia with close proximity to the city center and Belgrade Airport. With 135,000 sqm of space, CTPark Belgrade City will be the biggest logistics centre in Serbia and will provide the market with warehouse units starting from 2,500 sqm, including offices and a showroom. Due to its premium location, CTPark Belgrade City is perfect for “last mile” logistics.


What is the largest industrial park in Serbia at present?

- The largest industrial park in Serbia is currently CTPark Belgrade North which is strategically positioned in Novi Banovci area between the two biggest cities in Serbia, Belgrade and Novi Sad, right next to the E75 motorway. The total lettable area of finished properties in the Park exceeds 100,000 sqm with the possibility of expanding to over 220,000 sqm. At the moment, the companies Tehnomanija, Dijamant, Milsped, Lidl and Mercata VT are operating in the park and at the end of the month Intereuropa and Galerija podova will also move in. A new hall at the park will be available in the third quarter of next year.


You are actively operating in Simanovci too?

- We are engaged in developing CTPark Belgrade West in Simanovci, where four buildings of over 55,000 sqm in total have been built and completely leased out. The companies Sika, Emmezeta and Phoenix Pharma are operating at this park and Bosch and Milsped are set to move in by the end of the month. Soon we will start the construction of another hall within the park, with the area of 35,000 sqm, which will be available in the fourth quarter of next year.

You have a very diverse client base?

- We strive to have a diverse customer base, so in addition to logistics facilities we also build production facilities. In Novi Sad, a city I consider to be one of the most important research and educational centers in Central and Eastern Europe, CTP began developing CTPark Novi Sad back in 2019. The park is now home to some of the most modern factories in Europe for clients like Continental, BMTS and Nidec.


We completed two facilities within the CTPark Kragujevac, with a total lettable area of 55,000 sqm. Both projects were constructed for the production facilities of YanFeng, the largest manufacturing client of the CTP Group, with eight facilities in three countries.


What would you say were your company`s advantages compared to the competition?

– There are many things that set us apart. I can start with our mission, which is to accelerate the growth of local economies through the development and long-term management of high-quality business parks, while at the same time improving the quality of the built environment and increasing wider socio-economic prosperity. We do this by building work locations of the future, where meaningful work is done in pleasant and attractive environments. We create successful business ecosystems by mixing start-up, scale-up and grown-up companies within mixed, sustainable, and functionally adaptive work environments. Our business parks are green in character, attractive in design, and focused on the well-being of users. Our unwavering commitment to sustainable development puts us in class of our own in CEE.


- Another key factor of our success is our proven track record delivering success for our clients. CTP group has an assorted portfolio of renowned clients with whom we continuously build trust and keep the best possible relationship during the whole operating process. The success of that kind of a relationship with the clients is the fact that almost 80% of our new facilities are being built for our existing clients. I have to point out that being the only company that is able to offer its clients multiple locations is another quite significant advantage.

Finding quality plots of land is certainly another of the pillars of success of our business operations and we are constantly on the lookout for new lands in locations that we believe has the potential for further development.

Does that mean that you are developing projects on other locations than those mentioned?

- That`s right. We have recently acquired two new locations in Novi Sad. We will develop CTPark Novi Sad East right on the Kać Intersection with two facilities with a total area of 60,000 sqm. The first building of 25,000 sqm will be available for rent in the third quarter of next year.

We have also finalized the purchase of over 20 ha of land plots in the Novi Sad North Industrial zone, only 4 km away from the city centre and 4 km away from the E75 motorway, where we`re developing the largest industrial park in Vojvodina, CTPark Novi Sad City. I am confident in the success of the project, which will have three construction phases, keeping in mind the current limited offer of quality industrial space in the city.

Lastly, how do you see the Ukraine war and supply chain issues impacting the industrial facilities market?

- It is obvious that our clients are looking for reliable solutions in order to secure the progress of their operations in the years to come. They are turning to closer and friendlier, so to say, supply chains and the Ukraine war has only accelerated this "nearshoring" trend. We expect that this trend will lead to increased demand for additional industrial spaces close to developed Western Europe markets which will create more resilience against future macroeconomic or geopolitical risks.
