How will the hotel of Novak Djokovic in Kopaonik look like? – Family Sport is preparing documentation for construction of suites with swimming pools and spa center
The hotel of the Djokovic family at Kopaonik will have 13 suites, a restaurant, a swimming pool and a spa center, eKapija finds out. Intensive preparations for construction documentation have been in progress and we should soon find out when the works will start.
The future hotel of the best Serbian tennis player in the largest Serbian
mountain center, became the focus of the public late last year when it was
published that Novak’s father, Srdjan Djokovic, (i.e.Family Sport), bought
a lot on one of the most attractive locations in Kopaonik). It is a
lot where Dolly Bell café used to be, near the Grand hotel and hear the Karaman
greben path.
Last December, at the place of former Dolly Bell, Novak Cafe&Restaurant was
opened. It was planned to demolish a lot and to build a hotel. It will be
designed in a mountain style with four floors.
As eKapija finds out, collection of necessary documentation is in progress so that construction permit would be provided. Family Sport got the location permit December 26, 2013. Public inspection of the Environmental Impact Assessment of the preliminary design has just ended and tomorrow (August 20, 2014), in the offices of the Raska municipality, public discussion and document presentation will be held. The Traffic Institute CIP Belgrade developed a preliminary design.

After public discussion over the Environmental Impact Assessment, the Ministry of agriculture and environmental protection should approve it and then the main design and construction permit will follow. Representatives of the design company and investor could not provide more details for now or to be more specific about construction start but they both confirmed that collection of necessary documentation “in line with the legislation” is in progress.
While we are waiting for new information, we are presenting you a few
details form the CIP’s preliminary design on the basis of which we can suppose
how the hotel where Djokovic will rest will look like!
As it has been known already, it is one of the best locations in Kopaonik. The
lot occupies 709 m2, with a catering facility (former Dolly Bell cafe), while
most of the area is free (covered with autochthon vegetation). Hotel Grand and
zicara and Karaman greben are nearby.
The future hotel of Djokovic will have a basement, a ground floor, two floors and two attic levels, three underground floors. Gross area totals some 3.155 square meters.
As we find out, the hotel will be heated and cooled on electricity and solar
energy will be used for heating of sanitary water (through 15 solar
collectors).
The urban project accepted at the meeting of the Commission for plans in the
Raska municipality (December 20, 2013) was developed for the construction of a
new facility. The Grand hotel is nearby.

The smallest allowed roof angle is 35
degrees. Usage of eaves in the function of outlining Kopaonik mountain architecture
specifically recommended.
Apart from that, only white and brown are allowed to be used on façade.
Carpentry must be made of natural materials.
Walls of basement floors and sub-walls which are visible should be tilled with
broken stone. Concrete walls as finishing are not allowed. Architecture
containing signs of urban modernism even in segments is not allowed. Architectonic
authenticity affirmation of any kind, based on construction tradition of the
region is recommendable.
Facility fencing is not allowed (especially not with green fences i.e. any kind of plantations).
The location permit will no longer be valid if an investor within two years as
of the issuance does not submit a request for construction permit. Along with
the request of the construction permit, an investor is obliged to submit the main
design with technical control and audit commission report.
Kopaonik ready for luxury
Until the Djokovic family hotel ends, Kopaonik is getting ready for new
luxurious facilities. The project of splendorous
tourist center, Vizzion-Vrhovi Srbije, which will be built by Vizzion Europe
has recently been initiated. Until 2020, the Belgium company will pour EUR 150
