Overview:

The municipality of Apatin spreads out along the left bank of the river Danube in the north-west Vojvodina, in the tri-border area of Hungary, Croatia and Serbia. The length of the river Danube course intersecting the municipality amounts 41.15 km. The municipal territory covers the area of 333 km2. Besides the town of Apatin, its economic, political and cultural centre, the municipality includes the following four settlements: Sonta, Prigrevica, Kupusina and Svilojevo. Distance to Belgrade Airport is 181 km and to Novi Sad 101 km.

Population

As of 2002, the municipality had a population of 32,813 of whom 20,216 were Serbs (slightly above 61%), and approximately equal number of Hungarians and Croats. In 2006, there are 5,634 unemployed persons.

Economy

Besides the long tradition in crafts and trade in Apatin, food-processing industry, brewing (Brewery founded in 1756), timber and wood processing industry, textile, metal, and in particular shipbuilding industry have also developed. Apatin has always been famous for its bricks, which were used for building palaces in Budapest, Hungary, and other cities. The well-known shipyard of Apatin is located on the major international waterway. 19 km away from Apatin lies the confluence of the Drava and Danube rivers. One of the biggest world`s brewery Interbrew from Belgium has its production plants in Apatin.

Infrastructure

The Apatin municipality is located on the bank of the Danube forming a natural border between Serbia and Croatia, 80 km away from the Corridor 10. Transport route infrastructure of the Apatin region comprises road routes (a network of principal and local roads totaling 56 km) and waterways (the river Danube).

Tourism

The Janković spa resort, located just several kilometres from Apatin, stands out for its scenic beauty and tourist facilities. The resort includes sports grounds, athletics track, 11 warm and cold water swimming pools (children’s pool, large pool, recreation pool /with a diving platform/ and indoor therapy pools). The nearby Danube river is suitable for fishing and water sports.

LOCATION 1

Site: Apatin Industrial zone

Total area: 0.5 ha

Type of ownership: Municipal property

Intended use: Construction of industrial plants

Site description

The site is located within the industrial estate, adjacent to the road connecting it to R110 county road.

Infrastructure

The site has access to power and water supply systems. There is a sewage branch 300 m away. Gas pipeline construction is underway. There are access roads to the site.

Additional information

Land lease for the period of 99 years is possible. The necessary planning and regulatory documentation already exists, and it is the Municipality of Apatin Spatial Plan and the Municipality of Apatin Master Development Plan.

LOCATION 2

Site: Freight/commodity transport centre and a free zone, Apatin

Total area: 179 ha 1 a 49 m2

Type of ownership: Municipal property

Intended use: Construction of the freight /commodity transport centre and a free zone; construction of industrial plants or other premises for different purposes, at the investor’s convenience.

Site description

The site is located in the south-west part of the town area zoned for construction, and it is 2km off the R110 county road. It stretches along the river Danube in the length of 2 km. The soil is mainly sandy. The existing freight port is planned to be moved to this site. There is also a possibility to expand a lot for another 30 ha.

Infrastructure

There are access roads to the estate, while the access roads to the plots are under construction. Complete infrastructure is under construction.

Additional information

Land lease for the period of 99 years is possible. The necessary planning and regulatory documentation already exists, and it is the municipality of Apatin Master Development Plan. For the purpose of construction of a freight/commodity transport centre and free zone, the reference is the Detailed Development Plan from 1995.

LOCATION 3

Site: The Junaković Spa, Apatin

Total area: 38 ha

Type of ownership: Municipal property

Intended use: Spa resort with ancillary buildings and facilities

Site description

The site is located to the north-east from the town, 5 km away from the town centre and 500 m off the R 110 county road. The soil is mainly saline. There are structures and facilities built for tourism, health and recreational purposes (accommodation, outdoor and indoor swimming pools, etc.), currently used by the Apatin Health Centre. They were built partly in 1984, and partly in 2000.

Infrastructure

The site is equipped with infrastructure. Gas pipeline construction is underway.

Land lease for the period of 99 years is possible. The necessary planning and regulatory documentation already exists, and it is Apatin Municipality Spatial Plan.

LOCATION 4

Site: Industrial zone – block 79, Apatin

Total area: 2 ha 38 a 42 m2

Type of ownership: Municipal property

Intended use: Industrial zone

Site description

This site comprises 7 lots - the size of each of the vacant lots is between 500 – 8500 m2. Distance to the regional R 101 road is 1,000 m and to the railway around 300 m.

Infrastructure

The site is fully equipped with infrastructure / public utilities, which are in good shape.

Additional information

Land lease for the period of 99 years is possible. The necessary planning and regulatory documentation already exists and it is the Master Plan of the Municipality of Apatin.
