New Belgrade's "green building" presented - 70 percent of office space within Blue Center complex already rented out

The business complex Blue Center was presented March 28th in Belgrade. This building has obtained the BREEAM certificate, thus officially becoming the first "green building" in Serbia that meets the highest energy efficiency standards and has a minimum adverse effect on the environment, the investor Bluehouse Capital from Greece said at the ceremony.
High marks of this business complex, which is situated in Spanskih Boraca Street in New Belgrade, confirmed with the BREEAM accreditation, have put Blue Center among only 3 percent of the buildings in Europe owning that world-acknowledged certificate.
- We have not only built an energy efficient building of high technical quality, but also created a modern business environment for employees who spend much time there, which makes this building attractive to tenant companies, and about 70 percent of the complex have already been rented to domestic and international businesses - Bluehouse Capital Serbia CEO Stevan Lojovic told the press.
This BREEAM-certified builing has a minimum negative influence on the environment, its tenants incur lower costs owing to the reduced energy consumption, which does not affect their comfort during work, said Lojovic.
During its construction, the contractor applied the principles of energy efficiency, built in various environment-friendly materials to insulate the facility, used renewable energy sources, installed waste and wastewater management systems, system for rational use of water, and quality venting and lighting systems, Lojovic added.
- We wanted Bluehouse, to which sustainable building principles were applied, to offer more than it is currently a standard in this market - Lojovic stressed.
He pointed out that rents for the space in such facilities should be higher than in classical business building, but he explained that it was not the case in Serbia because the market dictated rental fees.
As he said, the company from Greece is now seeking other investment opportunities for similar projects in Serbia.
Greek Ambassador to Serbia Dimostenis Stoidis underlined that that "green building" would also contribute to the architectural image of Belgrade.
The building was built by Serbian construction company Energoprojekt.
