Smederevo gets hotel, residential buildings and indoor market - Construction of multipurpose business complex near Sports Center in the pipeline

Smederevo may soon get a new residential and business complex, on a site near the Sports Center, next to Djure Danicica Street and Vojvode Stepe Street.
Preliminary designs for this complex were presented to the city administration on Thursday, September 6th. As eKapija learns, the idea is to complete the area around the Sports Center by building a residential and business complex, that is, hotels, commercial amenities and residential buildings.
- The story about the construction of this complex is three or four years old. It is an attempt at utilizing a useless space to create practical amenities that could benefit the city. In order for someone to get interested in something like this and to find an investor, it was necessary to take a concrete step, which is why preliminary designs were prepared - Vladislav Dinic, director of Smederevo-based Vig, said to eKapija.
This company was one of the initiators of the preparation of preliminary designs because, as our interlocutor explained, it is interested, along with several other companies, in participating in the construction of the potential complex.
The author of preliminary designs for the possible residential and business complex in Smederevo is Vladimir Lojanica from the Prospect bureau, who is also a professor at the Architectural Faculty in Belgrade.
As people at the city administration told eKapija, there is a Detailed Regulation Plan in line with which the proposed project could be implemented, and the next step should be an invitation to bid for the preparation of project documentation.
Rich offer
- The new business and residential center in Smederevo is designed as a multifunctional complex featuring different facilities in different zones – architect Vladimir Lojanica explained to eKapija.
- A garage should be situated in the underground zone, the ground floor zone should feature a commercial center and a hotel, while residential units will be located in the upper zones.
The new residential and business center in Smederevo would be situated in the vicinity of a sports arena and city swimming pools, on an area spanning about 60,000 square meters.
According to Mr. Lojanica, the complex is designed to fit in the surroundings.
Underground garages that would be placed at the disposal of visitors of the sports center and swimming pools would occupy the bottom level of the complex.
Commercial amenities, such as offices and outlets, would be situated on the first floor together with a new-concept indoor city marketplace and a mega market.
The announced four-star hotel would comprise 50 rooms intended for athletes and foreign national teams playing as guests at the Smederevo sports arena. It would also include several restaurants open to hotel guests as well as other visitors and tenants of the complex.
Residential buildings with separate entrances would be located on the top level of the future complex. As Lojanica said, most apartments would span between 45 and 55 square meters. Given that this is an exclusive location, there would also be few luxury apartments.
Investment
Preparation of preliminary designs for the future residential and business complex cost about RSD 300,000, and people at the city administration said that they would know the costs of construction of the complex upon the completion of the project documentation.
- The city has just got preliminary designs. An invitation to bid for the preparation of the project documentation should be announced soon, after which more will be known about the investment. We will also seek solutions for the project funding. Will it be a single investor or a public-private partnership, we will find out in the following period.
