Elite location for elite tourism - Kosanica and Prizma Trade seek strategic partner to build K hotel on Kopaonik

Not far away from the luxury hotel Grand, next to the famous ski run Suncana Dolina (Sunny Valley), Kopaonik mountain may get another exclusive winter resort on Suvo Rudiste, eKapija learns. Owners of a land lot in an elite location – Nis-based companies Kosanica and Prizma Trade, seek a strategic partner to build the four-star hotel K with a spa center, swimming pool, sports courts, saunas, etc., and there are already some interested investors.
Aside from a partnership, the landowners also offer potential investors to buy the lot with a location permit for a hotel, for which they already have a preliminary design.
- We are about to get a building permit for a hotel and bungalows spanning a total of 13,100 square meters, with the possibility of building an additional floor of the hotel, which would increase the total surface of all facilities to about 15,000 square meters - Kosanica CEO Slavisa Andrijasevic says to eKapija.
- The total value of this investment, including the land lot, works and all that is necessary to finish the complex, is between 13 and 14 million euros. I believe that investors will find this project highly profitable, given that one square meter on Kopaonik costs about EUR 3,000.
According to some estimates, the land lot alone is worth about EUR 3 million. As our interlocutor explains, "this exclusive location requires a representative facility of the highest quality." The future facility may serve as a classical hotel, but it is also possible to sell suites within it.

- Various variations and changes are possible, all in accordance with the wishes and capacities of the investor.
This T-shaped hotel is completely adapted to perfectly fit in Kopaonik's mountain architecture, with the maximum use of natural materials. It will have a slanting roof covered by shingle, while its facade will be a combination of wood and white plaster paint.
The author of a preliminary design for K hotel is Kapaprojekt. The planned four-star hotel should comprise about 180 luxury suites, rooms, restaurant, indoor swimming pool, syms, saunas, underground garages, several outlets and a cafe club with movable facade panels, so it could be used in summer as well.
In addition to luxury suites, K hotel will also include rooms with one, two, three or four beds. The facility should have a ground floor, three underground and three aboveground floors, as well as an attic.
Aside from rooms, the ground floor will feature a big entrance hall, ski store and a 1,200-square-meter restaurant with 400 seats.
Rooms and suites will be mainly situated on the first through the fourth floor. The first floor below the ground is expected to feature a fun area, bowling alley, pool room, etc.
Garages and technical facilities will be situated on second floor below the ground.
The third underground floor will feature a spa and wellness center with a swimming pool, saunas and massage rooms. The swimming pool should span 500 square meters, so it could be used by maximum 200 people at once. The wellness center will span 300 square meters.
The plan is to build about ten bungalows in the vicinity of the hotel, which are conceived as the most exclusive part of the complex. They are designed as apartments (ground floor plus attic). Bathroom, kitchen and living room should be situated on the ground floor, whereas the attic should feature two additional rooms.
The main pedestrian access to the hotel is located on the southern side, while the access for cars is on the northwestern side, where the ground floor parking lot and the entrance to underground garages will be situated as well.
Elite location
The land lot bordering holiday hostels Srebrna Lisica and Zupa is only about 300 meters away from the luxury hotel Grand and has an excellent connection with ski lifts.

Kosanica (64%) and Prizma Trade (36%) are the owners of the land lot that is offered to potential investors to buy it or to build a hotel on it in a strategic partnership with these companies. This land lot spans a total of 83 ares, while the surface of the building land alone is close to 62 ares.
The CEO of Kosanica believes that this is a highly profitable project because of both hotel design and location.
The location permit was issued in April 2011 and is valid by April 2014. It defines special construction requirements, given that the building land is situated in a national park.
The planned hotel would be situated 259 kilometers away from Belgrade, 118 kilometers from Nis and 151 kilometers from Prishtina.
