Auto Cacak lets German investor have BIP complex

The BIP complex near the Mostarska Petlja location, one of the most attractive locations in Belgrade, has been taken over by the German company SSDT 018 Alpha, which is now a 100% owner of facilities which are located in the place of the former brewery. Its company BIP Dva is also the investor in the detailed regulation plan which will enable the construction of residential-office facilities with a height of over 32 meters in that location.

The facilities which are located in the spot of the former Beogradska Industrija Piva were sold in 2021 as part of the company’s property during the bankruptcy proceedings to the consortium of the companies Auto Cacak and the German DL Holding from Hamburg, for RSD 2.09 billion, or around EUR 17.9 million.

As announced at the time, for that money, they got the production facility near Mostarska Petlja, with an area of nearly 27,000 square meters, as well as a parcel on which the facility is located, of nearly three hectares. At the time, they also bought land in Veliko Polje in Obrenovac, Fabrika Sokova in Krnjaca, but also two facilities in Cacak – Sladara and Pivara of 5,519 and 6,056 square meters respectively, then also in Obrenovac, a sales center in Kragujevac…

Three years later, at the moment when the Detailed Regulation Plan is being changed, Auto Cacak, that is, the owner of that company, Milenko Kostic, no longer has an ownership share in the newly formed company Beogradska industrija piva, slada i bezalkoholnih pica Dva (BIP dva), which is registered as the owner of the complex near Mostarska Petlja. The only owner of that company is now SSDT 018 Alpha, behind which is the German company DL-Holding GmbH.


Kostic says for Nova.rs that he has only shared the property bought from BIP in bankruptcy with the German company.

– It’s no kind of sale. We have only agreed what belongs to whom. I have taken the part in Krnjaca – he says.

This has left the German company with the most attractive property of the former BIP in Vojvode Putnika Street in Savski Venac. According to the Land Registry data, it has the right of use (which it can convert for free into the right of ownership) on two parcels with a total area of 37,723 square meters, but also 21 facilities with an area of a total of 9,542 square meters.

It is clear that the new BIP has no intention to produce beer, and the activity listed in the Serbian Business Registers Agency is “the leasing of intellectual property and similar products, copyright works and subjects of related rights.”
