Israeli Company to Build 400 Apartments on 50,000 m2 in Location of Former Industrija Metalnih Konstrukcija in Belgrade – Tall Buildings Along Linear Park Planned, DRP to Be Changed

The Secretariat for Urban Planning and Construction of the City of Belgrade has announced the early public inspection of the amendments to the detailed regulation plan of the areas of Ada Huja (Zone A), the municipalities of Stari Grad and Palilula, for Block 4A1.

This is the former factory of Industrija Metalnih Konstrukcija in bankruptcy, now ruined, which spreads on 5,181 m2.

In the location in the hinterland of the Danube bordered by Zorza Klemansoa Street on the northwest side, Dunavska Street on the south side and the former railroad land belt, and now the newly planned linear park, on the northeast side, the plan is to build a mixed city center on 50,000 m2, with 80% apartments and 20% commercial features.

– The aim of the amendments to the plan is to define the conditions for the construction of facilities with a residential-office, that is, mixed purpose, with a detailed estimate of the maximum capacities, the possibilities of transformation into a zone of mixed city centers in the Belgrade center zone (M1) and the possibility of the construction of tall facilities in a part of the block, which will be tested through the preparation of the Study of Tall Facilities in the phase of the preparation of the draft – says the document prepared by IBM Consult doo Beograd.

IMK doo Beograd-Stari grad is named as the company which commissioned the plan, that is, the investor. The Serbian Business Registers Agency lists two companies with these keywords in their names – IMK nekretnine doo Beograd-Stari grad and IMK consulting&inzenjering doo Beograd-Stari grad, both undergoing enforced liquidation and both deleted from the register in 2019.


The owner of both these companies is Dorcol Real Estate Development doo Beograd, whose representatives are Israeli nationals, and it is owned by Diabase Tavani doo Beograd-Stari grad, which bought Industrija Metalnih Konstrukcija in 2021 for RSD 950 million.

Diabase Tavani itself is owned by the Cypriot company Silay Limited.

The plan is available for early public inspection until February 12.
