Opportunity for investors - Tiski Cvet spa with geothermal well and gas reserves in downtown Novi Becej for sale

The compound covering 2,177 m2 of land and 2,000 m2 of facilities, dates back to 1985, but was completely renovated in 2008 and is currently operating at full capacity.

The 3-star hotel has a capacity of 90 beds, out of which 4 are in the luxury suites, the advertisement states, adding that the rooms on the second floor also have extended beds, suitable for the accommodation of athletes.

On the first floor, a modern wellness and spa center is available, with a jacuzzi, sauna, Turkish bath and Kneipp benches, along with a possibility to connect one room with the wellness and turn it into a private spa.

However, the biggest advantage of the hotel is, as pointed out, its own well of thermo-mineral water, at a depth of 600m. The yield of the well is 10 l/sec, and the water is, as stated, of exceptional quality and suitable for balneological purposes.

In addition to water per 1m3, there is also 1.3m3 of gas (methane), which gives the possibility of building a cogeneration plant for the production of electricity or heating for the city area of 20,000 m2.

The wellness area is enclosed, covering an area of 230 m2 and has two saunas (infrared and Finnish), a tepidarium, a swimming pool (3.5 x 9m), an overflow pool and jacuzzi, and the only water used is the one from the well.

Within the enclosed part, there is a dressing room, a massage room, a relaxation room (salt room and a bathroom with two toilets are planned). The entire area of the spa center is supplied with underfloor heating from the gas from the well.

The hotel also has an open pool complex measuring 20 x 6m and a hydro-massage pool, as well as a children's pool, a restaurant and a coffee shop with a summer garden.

Finally, there is also a hall with 300 seats within the spa, suitable for weddings and other types of celebrations.

In the agency Sigma real estate, the intermediary in the sale of this property, they could not specify to eKapija what is the reason for the sale of the Tiski Cvet thermal baths, and according to real estate agent Milan Radojevic, the property has only recently been advertised, so there are no interested parties as of yet.
