Novi Sad’s Beverly Hills – Luxury Settlements and Villas with Pools Being Raised in Great Numbers on Slopes of Sremska Kamenica (PHOTO)

What Beverly Hills is for Los Angeles, Sremska Kamenica is slowly becoming for Novi Sad – an elite suburb, where, on the slopes of Srem, luxury villas and settlements are springing up like mushrooms.

Recently, eKapija wrote about the settlement of Popovica Lux, which is already being built in the Sremska Kamenica settlement of Popovica, and another luxury project is being developed in the neighborhood, on the slopes of Fruska Gora, with a view to Novi Sad.

This is Villa Evia, which is being built by the local company Sigma Quatro.



This luxuriously equipped villa, designed in the American style, will have three comfortable residential units with separate pools on roof terraces and large glass surfaces with a view to Novi Sad and the Petrovaradin Fortress, an energy efficient floor and ceiling heating based on heating pumps and a smart home system.

As Jovica Grkinic of Sigma Quatro says for eKapija, the American way of thinking when it comes to the concept of urban housing is now present in Serbia too.

– The coronavirus has contributed to it too, but people are escaping from cities in droves. They are sick of crowds and the pollution and everyone who can afford something more luxurious chooses villas in suburbs – Grkinic says.

According to him, the advantage of this kind of a concept of urban villas is that they are right next to the city, while still being located in intact nature.



He adds that Villa Evia is located a few minutes away from Novi Sad by car, and the distance from the road to the Fruska Gora National Park is the same.

– Furthermore, when the future bridge connects Popovica with Novi Sad, it will be possible to reach the city center faster from here than from Detelinara – says Grkinic.

He also points out that Sremska Kamenica is literally becoming the Beverly Hills of Novi Sad.

– Our idea was to make something truly luxurious here, something that Novi Sad doesn’t have. However, in Sremska Kamenica too, it is getting more difficult to find locations for construction, there’s a great demand for building parcels, but also for the villas themselves – our interviewee says and adds that two of the three apartments have already been sold.

Grkinic says that around 80% of the construction of Villa Evia, whose preliminary design is the work of Moba Studio from Novi Sad, is completed and that the plan is for the works to be finished by the end of February.



In the area between Fruska Gora and the Danube, the construction of Villa Residence Casa began in June. The investor is the Novi Sad-based company Tehnogradnja IMS.

According to the investor, this unique project with a view to Novi Sad enables a life in harmony with the nature, not far from the bustle of the city.



On an area of 32,000 m2, twenty residential units are being built, conceived as double facilities, with one or two apartments with 120 to 260 m2 with balconies with a view to Novi Sad.

The villas will have their own yards with pools, parking spaces in the basement part or the yard, as well as physical-technical security.



To its tenants, Residence Casa will also offer a separate business facility with features such as markets, preschool institutions, restaurants etc.

The project was prepared by the design studio LAMBDA from Novi Sad.

As the owners of Tehnogradnja IMS, Milan Vitomir and Igor Ljubicic, say for eKapija, the completion of the Residence Casa settlements is planned for the end of 2025.
