Leskovac to Get New Business-Residential Zone – New Space Exclusively Meant for Economy to be Formed on 3 Hectares

The PE “Urbanizam i izgradnja Leskovac” has published the Detailed Regulation Plan for a business zone with family housing in sector “S2” and part of sector “S5”, where a new business zone with residential features is to be formed.

According to the documentation, the plan is being prepared with the aim of forming building parcels for the construction of a business zone on undeveloped building land, forming a building parcel near the ring road built on the state road no. 39 and, finally, defining the basis for the development of infrastructure in the area between the railway and the cadaster municipality of Mrstane.

The area covered by the plan will be split into two zones, a family housing zone and a business zone.

The business zone will be formed on an area of around 3 hectares, and the plan is to build business facilities meant for crafts and services which do not have an adverse effect on the living environment. Also, the plan includes a protective greenery belt and the construction of the infrastructure necessary for facilitated business activities.

In the southern section of said area, a family housing zone will be formed, which features buildings which have already been raised. This zone, in addition to residential facilities, will also allow for the construction of facilities intended for business activities within the domain of retail, hospitality and other service activities which are suitable to the purpose of this space.

For the western section of the area, along the rail terminal, a protective greenery zone is to be formed without any big investments in recreational features. This zone has the function of environmental protection from the noise and the pollution coming from the traffic interchange.

The new plan places a lot of emphasis on the development of traffic infrastructure, which is a very important part of the functioning of business zones. The plan is to expand the traffic network, along with the construction of new traffic routes. The municipal road Leskovac-Grdelica will be expanded and have two traffic lanes, bicycle lanes and sidewalks. In the southern part of the area, which is reserved for housing, new traffic routes will be built, which will be defined through the preparation of new documentation.
