Race for most expensive apartments in Belgrade started - what does price of nearly 3m EUR includes?

The race for the most expensive apartments in Belgrade has started. In the very center of the capital city, 8 Dobračina Street, the Balkan`s most luxury building "Infinity" is under construction. As we learned from unofficial sources, the price of one square meter in this building amounts to about 9,000 EUR, so that the apartment at 260 square meters in this seven-floor building will cost 2,340,000 EUR.For those with even bigger requests, there is a "penthouse" on the seventh and the eighth floor, of which total surface amounts to about 460 square meters. By the way, the building comprises one outlet and only six apartments. The construction started in July 2008, while the completion is expected in mid-2010.

The authors of "Infinity" concept point out that "magic is present but invisible". The state-of-the-arts technological and architectural solutions make it possible for the space to breathe, radiate heat at winter and the Mediterranean freshness at summer, open towards sun light or silently close in while rain pours down the crystal roof. And none of the things mentioned is either visible by eye or harmful to the aesthetic uniqueness of this miraculous place.

Invisible magic is made possible thanks to the "smart house" technology that connects lighting, sound, heating, cooling and venting systems, as well as household appliances and all other electric appliances, into one network.

One can control lighting, heating, air-conditioning, household appliances, main water supply and the building security system by means of central controlling console "touch screen" or remote controllers.
The tenants will be able to create different settings and bring the atmosphere in accord with their wishes. If the tenant wants to create the atmosphere for a party, all he or she needs to do is to set lighting, air-conditioning, music and temperature in "party" mode. After that, the tenant will get the desired settings every time he or she presses "party" button.

The research on the structure of urban apartment made it possible for the authors to finely balance day and night zones and create the apartment in which the privacy of each member of the family is as important as the joint premises. According to authors, what is even more important is the existence of different ambient zones where each member of the family can find his or her own corner, in accordance with their own needs and affinities.

Bedrooms are facing the yard where peace and quietness are guaranteed, while living room, dining room and kitchen are facing the street. Every room has its own bathroom, and the apartments also comprise kitchen, dining room for guests, kitchen with dining room and living room.The side of the wall facing the balcony is made of glass and it functions as sliding door.

Floor and wall heating, as well as ceiling and wall cooling systems, are creating ideal microclimatic conditions in the space: appropriate temperature and dampness, plenty of fresh air and peaceful atmosphere.

Application of the state-of-the-arts bio-climatic systems, which include system for bipolar ionization prodact of Bioclimatic GmbH, Germany (suplied by their exclusive representativ Marquis Commerce, Belgrade) makes it possible for the tenants to enjoy "air spa" 365 days a year.Micro-climatic conditions in the premises are independent of external parameters, so that air pollution can not penetrate into the interior of the premises, in which cleaned and ionized air is pumped. That protects the tenants from getting respiratory diseases. The environment rich with active oxygen enables people to feel fresh and concentrate better, and it also prevents the symptoms such as headache, fatigue, nausea, cough, reduced concentration.

Company Lending, which stands behind this project, opened the doors of this building on Friday (January 29, 2010), completely furnished the sample apartment on the second floor and showed the solutions that it can offer to the buyers.
Judging by the number of present people, the investors will not have a problem to find the buyers.

"Show room" is opened on the first floor of the facility and that is where you can see all the equipment that is built in the sample apartment, as well as technological solutions that are used in construction of the facility, together with plumbing and sewerage systems, the system of floor and ceiling heating/cooling, sanitarian elements, finishing materials - stone covers for walls and floors, various types of parquet floor, Italian sets for furnishing living room and other premises in the apartment.

The team of top architects and designers is responsible for construction of this building.
The author of the architectural solution is famous architect and professor Miodrag Mirković from Belgrade, Vasilije Slavić, graduate mechanical engineer, designed the thermal technical insulation, while the building management solution was designed by Dragan Lazić, the professor at the Faculty of Mechanical Engineering in Belgrade.

The project`s investor is Srboštampa,the general contractor is Landing, the financier is Eurobank EFG, while Ars Regia and EFG Properties are in charge of supervision. The project coordinator and main designer is Ars Regia, while SAM Projekt Biro is in charge of the construction project.
