Aqua park, hotels, business centers in Niš - auctions for three significant locations in November

- City of Niš offers three attractive investment locations to all interested investors. The lot for construction of a sports-recreation center in the vicinity of spa resort Niška Banja and the land for a hotel in the city center will be offered at the auction on November 18th. Tender for Industrial zone Donje Međurovo will be announced on Friday (November 13, 2009), and the auction is expected to take place in 45 days - Goran Mraović from Niš-based office of "Colliers", which is the sales and lease agent, told "eKapija".

Mraović pointed out that the first two locations had already drawn the attention of some interested investors, including a company from Kazakhstan, Serbian-Italian company "Naissus Company INC" and Israeli group "Kindom Invest", which is currently building "Kingdom Hill" and "Nikola Teslaapartments" in Niš.

Lozni Kalem

- Lozni Kalem, the location reserved for construction of a sports-recreation center, is about one kilometer away from spa resort Niška Banja, alongside the road to Pirot, and the surface of that location, which is equipped with primary infrastructure, is 13.75 ha. Construction of an aquapark, a hotel, a wellness center and a megamarket in that location is in the pipeline, and the starting price at the auction will be 10 EUR per square meter. Future investor will be able to have over 8,000 square meters of space built in that location, and rough estimates are that the investment in such project will exceed 20m EUR - Mraović explained.

He said that the construction could start already in March 2010, while the deadline for completion ranged between 2 and 5 years.The location is divided into block A and block B. Sports facilities - basketball and volleyball fields, tennis courts, aqua park, stadiums, etc. - should be built in block A, while block B is planned to comprise health care and tourist facilities - hotel with wellness andspa center, restaurants, coffee shops, playhouses for kids...

- The nearest similar center is the aqua park in Jagodina, but their sizes are incomparable. What is important to mention is that Niška Banja lacks accommodation capacities, so that the contents within the center will also be put at the disposal of the guests of the spa resort.

Tests for hot water springs in the location of Lozni Kalem have never been done, but there is an information from earlier times that whole Niš lies on three large geothermal lakes.

Skopljanska Street

Skopljanska Street, at Kralja Milana Square, is situated in the very center of Niš, across the road from the mosque, in the vicinity of the walk alongside the river. The surface intended for construction of a hotel is 33.5 acre, while the future hotel with maximum 11 floors will have the surface of up to 15,000 square meters.

- Starting price is 250 EUR per square meter,and the investment in construction of the hotel may reach 20m EUR. There is a public parking lot in the location in Skopljanska Street at the moment, and construction of the hotel can commence already in March 2010. According to the plan, future complex will comprise the facilities such as outlets and catering facilities, banks and numerous other service facilities. City of Niš does not have the hotel of that type because the existing hotels have small capacities, that is, they occupy the maximum surface of about 2,000 square meters.Deadline for construction of that facility is two years.

Industrial zone Donje Međurovo

Industrial zone Donje Međurovo is on the south side of the entrance to Niš, alongside the road to Leskovac, and it is intended for construction of facilities for storage-servicing and production functions with mixed and limited purpose, stores and catering facilities.

- The investors are offered 10 ha, and the prices range between 1,500 and 2,000 RSD (about 20 EUR) per square meter, and the price includes the fee for use of land, as well as the fee for public utility services. The Zone has complete infrastructure, and the land is divided into blocks. It would be the best for us if some investor rented the whole zone, and we are already negotiating with interested companies. Niš currently has three industrial zones - Sever, Aerodrom, EI Niš - Mraović explained and pointed out that the future investor in Donje Međurovo would be able to start construction of facilities right away.

That land has already been advertised on two occasions, but both auctions failed because there was no adequate infrastructure. That is why the city of Niš, in association with the Directorate for City Development, applied for the funds of the Ministry of National Investment Plan, thanks to which the Zone was equipped with the necessary infrastructure.
